So, how is the real estate economy doing in your town. Here in San Antonio, Texas things seem to be getting better and I can tell you for a fact that some prices are starting to resemble pricing reminecent of 1998. That is to say; if a person has to sell or wants to sell "fast" it is definitely a "Buyer's Market" because mortgage companies and banks are not moving fast, if at all.

Things that have changed for the worst include; Lack of jobs (So Buyers can pay for the the houses we investors sell), worsening credit (people losing their jobs tend to damage their credit in the process), and again...Mortgae companies and banks NOT lending money very freely.

These situations line up to create a great environment for the RE Investors that can purchase properties with their own "CASH" or with favorable "PRIVATE MONEY." When people cannot buy, they are renting...or they are buying via "Owner Financing." Believe me when I tell you, "Owner Financing" can set you apart from the landlording crowd in a hurry.

Well, It looks like the market is perking up in San Antonio, Texas. I currently own about 100 houses if you count everything (SFRs, Mobile homes & land/Home deals). I am on my way to having an occupant in every property...only 4 vacancies left. After the onslought of foreclosures the past 2 years only having 4 vacancies is like a cake walk!

There were many days I had 25+ vacancies and I was in a shear panic. How did I get through it? First an formost, I did a lot of soul searching a praying. Then, I took masssive action from sun up 'til sun down...working with my trusted contrator to re-bright the houses, pulling in people to help sell (commission only) and closing deals at my office in lightning speed. Although I disagree with the Obama's "1st Time Home Buyer's Tax Credit" I was able to collect higher down payments due to that program.

I used plenty of bandit signs and tons of postings on CraigsLists.org to generate leads. The traditional newspaper is dead as far as I'm concerned. I am starting to look at buying agian. The prices are getting back to the way it used to be. I wrote about thos times in my book,

Things that are NOT the same... well let's see.... the banks aren't lending, the credit score bar has been raised to 620 for traditional FHA loans and a lot more people are out of work. All in all, there is still much money to be made in real estate...

It's funny how it works, when you work a shorter week due to holiday or vacation, the remaining days seem to pass much slower...I suppose that's how the universe keeps things balanced. I hope all is well for you and you're enjoying much success in both your personal and professional life. I'm still working on my investing career, reading more and more everyday. I've started building my network of fellow investors and a few Realtors to boot. It's a tedious process, but necessary for future success. I've said it before and I'll say it again, it's so vital to one's success to have a strong foundation upon which to build their future. That's what I'm doing, it's not terribly exciting or glamorous, but necessary all the same. I suppose life is sometimes like that in general, all the necessary evils that we don't particularly care to do, but know we must just the same. I'll keep at it and continue plugging away until we get there. My brother is up in Austin sending out letters for me to preforeclosure home owners and owners of houses that appear to be in various stages of disrepair here in San Antonio. He's a full-time student and has only 12 hours this semester, so he told me he'd help me out as much as he could. Of course this will entitle him to a cut of the profits if and when we sell something (after first buying that something, naturally). And the more work he does, the bigger his cut, so I hope that's inspirational for him!! He's a good guy and I'm proud to count him as brother and friend. Preforeclosures...

This is a subject I'm interested in learning much more about. Unfortunately for home owners, foreclosures are happening at an alarming rate these days. Preforeclosures then are at an all-time high right now and there is money to be made and people's credit to be saved. A well-timed call or letter to a person in preforeclosure might just save the day for those about to go under. After listening to my mentors, I understand this is a sensitive case and must be handled delicately so as not to offend your potential sellers. You have to let them know you're on their side, that you're providing an avenue of hope to them, a way to get out of the mess they may be in, or may soon find themselves in. Although I have not yet had the chance to put this theory in to practice, I truly believe that if you approach the deal looking for a win-win solution, if you truly have "helping the homeowner out" on your agenda, then the very best deals will present themselves and best of all, you'll be able to sleep soundly at night knowing you did the right thing. I don't know about the rest of you, but peace of mind is something I'm not willing to trade for a few extra thousand dollars. My morals, ethics and integrity are simply not for sale, at ANY price. Making New Friends...

Good morning, hope you had a more restful night than me. My son woke up about 6 times between 12:00 midnight and 2:30am, then he decided he'd just stay awake until 3:30am or so. After that, my sleeping patterns were pretty much thrown off and I couldn't hardly get back to sleep. So now I'm sort of a walking zombie. But that's OK, he's well worth a few sleepless nights! Well I'm starting to make new friends in the business. I've gotten several emails from other investors who want to share ideas, meet, have dinner or buy properties I have (which I don't yet have). My network is growing and will get to a respectable size soon I think. I have several investors in my distribution lists and a few Realtors as well. This network will become my life line to the real estate community and will prove its worth in time. The old saying used to be "he who lives by the sword, dies by the sword" it may well apply to your network now. You will live or die by the size, quality and effectiveness of your network...that's how important it is. I'll continue to build mine daily. Nothing yet, but still working hard...

Good morning, wanted to report that we still have no properties to our name as of yet, but we're hard at work on that task. My brother has gone back to school in Austin, he's at the University of Texas, yes he's a Longhorn and will be graduating this coming May. It has long been my plan to establish a real estate investing business while he's in school so that when he graduates he can join the fun. I trust and respect my younger brother and I know I can count on him. So at the risk of mixing family with business, I think we'd make a highly effective team. All the stands left now is establishing the business between now and then. He's agreed to help me do just that in the interim. He's going to take over much of the mail out responsibilities for me. He has more time during the day as he's only taking 12 hours this semester. He wants to learn as much as he can and help where he can, so that is the arrangement for now. It's my understanding that many investors hire college-age folks to stuff envelopes and hand address them. I'm trying to leverage my time by using human capital, i.e. my brother and his willingness/ability to help. It's a win-win situation and naturally I will share the profits with him on any deal as payment for his toils. Hopefully we're on to something here and we can make a real go of this...we'll keep working at it diligently. A new week ahead of us...

Good morning, I hope everyone had a restful weekend. I had a garage sale on Saturday and then cleaned out the garage after it was over, so a restful weekend had I not. But we did make a little money and we gained a whole lot of room, so it was a rewarding weekend none the less. This week I plan to market much more heavily the lists I have gained of houses that appear to be in disrepair from the street. I will continue to compose letters and send them off in earnest in hopes of making some headway with some of these homeowners. My first deal is long over due and I'm in need of some success. So we'll buckle down and work harder to achieve this goal. Of course now, as my luck has nearly always been in most every arena, the real estate market is quite poor in many ways. But a clever investor can prosper in any market, up or down. So hopefully we can increase our knowledge, work on some deals and weather the storm. I have a feeling that right now, many new folks and some seasoned investors are going down with the ship as it were...a fate we'd like to avoid. Good morning, hope you all had a restful evening and are back for more. I sent the newsletter out on Wednesday like always, and this week I got a few great comments back. From a local gentleman, I got a congratulations on my efforts and a dinner invitation for myself and Mitch. I'll talk with Mitch today and see if he can make it, he's a terribly busy guy as you can imagine. But this gentleman is an investor here in San Antonio and looking to get his start as well. I'm sure we have a lot in common and a mutual meeting of the minds can only improve our individual standings. I also got an email from a gentleman (don't know where he's from) in reference to the posting of "Mitch's Words of Wisdom." In this week's newsletter, Mitch talked about how he as around 600 email addresses for local investors and that he can communicate with them in under thirty seconds. If he's looking to wholesale or looking to buy, he sends a message out to his list and usually by lunchtime he'll have several deals in the works. Still learning...

Good morning, it's Thursday, August 23 and the lessons keep coming. I spoke more in depth with my realtor friend and she explained to me that the list she's sending me are of houses that have already been foreclosed on and the bank owns them now. She said I'd be buying them without disclosures, on an "as is, where is" basis. She jokingly said that I would have to "Bid and light a candle." That didn't do much for my confidence, but did make me chuckle. That seems a little intimidating to me, so I've forwarded the email to my mentors to get their advice. I want to find out if this is something for me or if it's for a more experienced investor. I also would like to know if there is money in this, for everything would be sort of pointless if we went through all this trouble and didn't make any money. Not that I'm an avarice person, but I have bills just like everybody else and the ultimate goal is to replace my J.O.B. with investing money. I would like to enjoy the freedoms that these successful investors tout. I have a million and one ideas of the entrepreneurial nature and would love to one day have the resources to put them into action. Being around Mitch and Joe has awakened that spirit and now it wants out! So I have a lot I would like to accomplish and down the road, I would love nothing more than to leave the "family business" to my son. That would be a feeling like no other. Good morning, it's Tuesday and I finally got my letters in the mail. I've sent out about 25 today and have at least that many more to go. It will just take some time, I have to do all the work during my lunch break or after work, so it's not all that easy to find the time...but it's something I'm serious about, so I'll make time! My real estate agent friend has included me in an emailing she does once a week of people about to go into foreclosure. So this is a huge opportunity. It's time to increase my education in foreclosures and pre-foreclosures and see if I can make some money there! I'll keep you posted. Tuesday morning, getting ready for business...

Hello there, well I'm happy to report that I was finally able to procure a P.O. Box this morning. This will allow me to send out letters (eventually professionally printed postcards) to possible leads I come across in my travels. In other news, my real estate agent friend (the one that used to work with me at the paper) sent me another lead this morning as well. So I'll be doing a CMA on it and seeing if there's a deal there or not, it could lead to something! Things are started to fall in place and we're going to make something happen. I fully understand and believe that you simply Can Not sit back and wait for something to happen, you'll be waiting a very LONG time. You have to pro-actively go out and get it, if you're hungry enough, you'll come out of your comfort zone to get the food you desire. That's what's happening now. I've been doing my homework, the background work, now it's time to put that knowledge to work for me and generate some business. Well it's Monday morning and we're back for more. I hope you had a great weekend and are all rested up. This week, I'm not sure what it holds in store for me. I hope to get some time with Mitch and see what other tasks he would have me do. I'm still in the process of sending out mail to the houses we cruised and around and wrote down the information on. I would really like to get a P.O. box to put down as my return address instead of my home address. It will look a little more professional perhaps and if I get flooded with returns for whatever reason, I'd rather not fill up my personal mailbox. It's a separation of church and state of sorts. It's just easier that way...the only problem is, the post office just around the corner from my house doesn't have any P.O. Boxes available! So I have to work with what I've got, we'll see how it goes. Weekend's fast approaching, what happens to the time...

Good morning, I hope you signed up for the newsletter in time to receive it yesterday. We've been getting a lot of email from recipients saying thank you for the hints, tips and articles. Today I'll be working on some things for Mitch and Joe, so I don't know how much time I'll get to put into my own career. My A/C unit in my house just bit the dust more or less yesterday, so I have a repair man coming today to replace it for me. Hello there, sorry so late on my entry today. I'm in the process of switching over to DSL and so my internet connection was down most of the day...that and I was meeting with Mitch most of the morning. Been a long day and it's a ways from being over for me just yet. I have to work on some stuff for Mitch as we have another meeting tomorrow morning. It's all website information and sales information, but in formulating the sales pieces for some of his products with him, I'm learning a thing or two. You'll be able to hear all that I've heard coming soon when we get the informational presentation for Homes2Go.Com up and running (hopefully very soon) and you'll get some insider information about the site and how Mitch uses it to run his real estate empire. I also got to catch up with Mitch at the house on Larchmont...if you'll recall, it was the smelly house that had all the garbage piled up high in all the rooms. We met Jason there a while back. Well a few weeks and some $1,600 worth of trash pick up later, and it's looking pretty good. Mitch has decided to try to wholesale it in the time it will take for his rehab crews to finish up his other properties. So we'll keep you posted on how that turns out. It's Monday yet again and what will this week hold in store? I'm never too sure on that particular subject. I just try to roll with the punches, go with the flow and a few other overused cliches. I think you absolutely must be flexible in this business because things change daily and in some instances hourly. There's a saying in prize fighting that "everyone has a plan until they get hit" and I think that applies perfectly here as well. I had plans to buy that red brick house from my friend for a nice price and sell it for a tidy profit a couple of weeks later...that went right out the door after the first phone call, but it took almost two weeks for the drama to play out just to learn that it wasn't going to happen. I think that's going to happen many, many more times and I'll just have to deal with it! But consider the day lost when you don't learn something new, and I'm constantly learning, sharpening my tools of the trade and increasing my knowledge daily. It's sort of the tortoise and the hare mentality, in the beginning it's quite slow, but I'm sure and steady and in the long run when my education and experience meet up, I'll come out on top. Well that's about all the philosophy I have today, I hope that makes some sense. I'll be driving for dollars some more this week and looking for houses among a few other strategies. A few prospects...

Welcome back. After yesterday's cruising around, we managed to take down the addresses of some 40 houses that may fit the bill. They all either were in disrepair, had tall grass or FSBO signs in the front yard. So now we'll start hitting those addresses with some letters and making our presence known to all, that we're looking to buy houses. I hope to get the letters sent out today. This is another facet of the business, one that you sometimes have to do when you haven't got much of a budget...as I don't have much of one. Once we close and sell our first house, then I may be able to branch out into some of the smarter marketing with T-Shirts, car stickers, magnets, koozies, door hangers, postcards etc. But for now, we'll be taking the cheapest route, hand addressed, typed letters with no great fan fare and perhaps a few days of door-knocking to see if we can get something going. If we can get one or two behind us, that will clear a path for more aggressive marketing solutions, but for now this will have to suffice. If you have any advice for me, I'm always open. Driving for dollars...

Today we're going to head out and cruise through some older neighborhoods where we're more likely to come across homes in disrepair with owners looking to sell. We're going to drive around and get some ideas of houses, write down the addresses and do a little research on them. After that, we'll hit 'em with letters, postcards or phone calls, something to see if we can get our foot in the door and eventually make an offer. The idea is to find the perfect house, offer them some cash to take it off their hands, rehab it and sell for market value. That's the theory, we'll see how it plays out in practice. I hope to get those videos up today or tomorrow. Also, today I'm posting the last video in the 8 part series of Mitch answering questions. This is golden, so make sure you check it out and take notes. I'll also be continuing to work on my full-time job and split my time between the two careers. Slowing down a bit...

Well we may be seeing a substantial slowdown in events for a while. Certain things have come up behind the scenes that are forcing us to stifle some of our collective efforts in the arena of the "Challenge" at least for now. I will still post the videos we have left and try to maintain my blog, but things may be trailing off for a while now. We need to make things profitable in order for us to continue. Wealth Address is information central, however it in and of itself is not a product for sale, therefore it costs us money to maintain it without it bringing a whole lot in. It will eventually be a powerhouse, but it will take time...time is the one thing I don't have in this particular arrangement. So I will be stepping up my efforts behind the scenes to make all things more profitable so we can stay in business and keep offering good information to everyone out there. We love what we do, but in order to do it, we have to shift our focus for now. I hope to be back in a big way in the not so distant future, but this is how it is for now. Well I'm beginning to see that the internet will be my closest ally. It truly is my window to the world and by price comparison, it's much cheaper than nearly every other medium. As I've mentioned before I'm using the http://www.homes2go.com/ System. My sites are nearly fully functional and ready for business. I've been slow moving on a couple aspects myself trying to strike the right balance between a full-time job, family and an investing career. Things are starting to slowly fall into place and hopefully it should all start taking shape very soon. I hope you're enjoying success in your burgeoning career as well. Time to start my email campaign...

Good morning, I trust everyone had a great weekend and got caught up on some much needed sleep. I wish I could say I did, but my wife is still not fully recovered so my son and I got to spend a lot of time together over the weekend. It's a privilege and a blessing to get to play with him, feed him and do all the wonderful things I don't get a chance to do with him during the week at work. Of course it leaves little time for extra sleep, but he's easily worth the trade. Anyway, this week I will start my email campaign and begin drumming up business electronically. I've been gathering email addresses of Realtors through several different means. In San Antonio alone there are over 6,000 Realtors I believe. If you were able to tap into even a small percentage of that resource, think how your business could grow. So I will be doing that and sending out more letters. Soon I hope to purchase a list like the one Mitch advises in his videos (watch them to find out for yourself what kind of list) and then create some postcards to mail to them. I'm excited about this, I see the potential and I see the money in it...and it doesn't really require a whole lot of effort, especially if you leverage your time using the internet. I'm using the http://www.homes2go.com/ system and I highly recommend it, it's easy to use and very effective. Mitch has been using it for years and I don't need to tell you how successful he's been.

Looking for a deal...

Good morning, hope you all had a restful evening. This morning when I checked my email, I got a message from my realtor friend concerning the offer I made yesterday. She said that she will work with us, but that this guy requires offers on a TREC form, that he doesn't counter offer (just asks for another offer), we should give him our final/best offer, if he doesn't bite then walk away. She's dealt with him before and says this is usually the way it goes. So now I'll take this info. back to Mitch and get his opinion...and also find out what the heck a TREC form is, without letting her know that I have no idea what exactly it is! I know it's only $30K or so on the line here, but to me it's the mere idea that I can make money in real estate, any money at all! Mitch made it a point to show me at the very beginning the reality of all this that at the end of the day there is money to be made. He had Yaneira show me a check and Shannon show me a couple of checks too, which drove home that fact and inspired me. So here we are, making offers and trying to get some money generated. It's exciting, I know this may not work out, but there are plenty more where that came from. I'll keep plugging away it. Had a deal come in through the internet...

Well I had my first deal come to me through the internet today! I created some small distribution lists from the realtor magazines that I picked up a while back and sent them out via my WesBuysHouses/WesSellsHouses websites and happened to send one to an old co-worker of mine from a former job. So we hit it off and she's sent a deal my way...that's the power of http://www.homes2go.com/ or RealEstatePowerMarketing.Com as it will now be known. Mitch was right, I think my first deal WILL come to me through the internet! It's a small house near downtown, he wants $35,500 for it and it has an After Repaired Value of $59,000...it will require $6,000 worth of rehab (according to the investor who's selling it) we've offered $25,000 pending an inside inspection and the approval of my business partner...Mitch. So we'll see what happens with that...but I'm excited about it, things are moving in the right direction even if this one doesn't work out, I feel like I'm doing the right things finally. Good morning, hope you all had a wonderful weekend. We got a nice reprieve from the rain here in San Antonio and the sunshine was much welcomed. Greatness courts failure...

Have you ever been so close to something you want so badly but start feeling it slip away? That's where I am currently. I can see the shore, this veritable paradise island, but I fear that I won't get the chance to sail into port. I'm nearly at the point where I have to jump and swim for it...problem with that is if you don't make it to your destination, you simply don't make it...straight to the bottom for me and all my dreams. So let's hope that doesn't happen. We have a few more tricks to try and see if we can turn things around and stay in the game. Oh well, what can you do? Give it your best shot and keep fighting 'til the fighting's done, we'll see how it turns out. I'm going to work diligently to get Mitch's video (Part I) up on the site today, hopefully I will be less technologically challenged today. If I could get even one thing to work for me, that would bolster my confidence and put me back on track. We'll keep plugging away at it and sooner or later (preferably MUCH sooner) we'll win one. Long, stressful day...

Well, I got to meet with Mitch today and he had a lot of useful information for me. He answered a couple of my burning questions and offered me some insight into how to find properties, how to do some marketing and even the formula for making a deal. You have to watch the video, it's full of useful information. We've been missing Mitch's presence, I enjoy the guidance he offers and the instructions are priceless. I hope you enjoy the interaction as much as I do, he's a lot of fun, but never fails to offer advice that will eventually translate into dollars. The pace is up to you. I'm trying to get the videos up so you can enjoy them and learn, but I'm having a little technical trouble, as usual, so they may have to go up first thing in the morning. One is too long for YouTube and Google's video uploading device is currently not available, story of my life. Anyway, I'll get them up there as fast as possible. It was a bit stressful today as I still don't quite know my fate with http://www.wealthaddress.com/ yet, I was hired on to work for 6 months and that deadline is fast approaching and they don't know if they can afford to keep me. Obviously they have enough money, but they want the website to pay me so they don't have to...it makes sense, at the end of the day, they are businessmen. It's just a little, scratch that, A LOT stressful with a wife and young child at home and me not knowing whether or not I will have a job in a month's time...and my real estate investing career isn't exactly stellar at this point. I'll just have to buckle down more and try to figure out ways to make WealthAddress more profitable and hurry up and close my first RE deal so I can stay afloat. It's hard, stressful times and I'm not in an enviable position for those reasons, however, on the flip side I am in a great position to still have the opportunity to talk with two great investors and learn from them. So that's what I'm doing, learning, working and working some more. Things will work out the way they are supposed to, things have a way of doing that...we'll make it! Rain, rain go away...

Well it's not raining right now, which is a good sign. Of course lately it seems to rain the hardest just as I'm about to make the trek outside to my car, so we'll see how that goes when I leave to meet Mitch at noon. My ceiling is looking worse, yesterday the rainfall was so constant that I fear the problem may have grown exponentially. It's always something you know. But as I have heard many times "this too shall pass." We'll make it. Today I get to meet up with Mitch at long last. I hope he has some great news for us, we could sure use some I'll tell you what. I hope to get a chance to ask him some of the questions I've put together, they're pretty good ones I think. If he answers them (and I can understand the answers) then it will advance my real estate knowledge and my investing career itself, to a whole new level. I'm excited about that. I'm not an overly patient person, I like to think about things for just a little while, size 'em up and go for it. I met my wife in June of '02, asked her to marry me in September of '02 and we tied the proverbial knot on January 25th of '03. When I see what I want, I go for it...good, bad or otherwise, I go for it. Luckily my wife turned out to easily fall in the "good" category of the above equation. Anyway, that's what's on the agenda for today, meet with Mitch, maybe bend his ear for a bit then see what assignments he has for me. Today was a little slow, we couldn't hardly get out of the house because the rain has been so heavy nearly all day. I'm growing weary of such continual rainfall, perhaps it will soon dry up for a day or two and give us some much needed relief. Besides, I'm tired of typing about rain! I went ahead and posted some video I shot a month or so ago in the time of sunshine. So you'll see a drastic difference in the weather on these videos. Mitch wanted me to come down to his office and see how he utilizes his building for more than just housing his headquarters. Watch the video and you'll see what I mean. It's simple yet, profoundly effective and one deal easily pays for the whole thing. Well I got in touch with Mitch today and he promises me that I can meet with him tomorrow at noon...high noon as it were and we'll discuss my future and just where it will be heading. So I hope this is a productive and profitable meeting with good sentiment, excellent instruction and some needed advice. I hope to ask him a few questions, if he has enough time set aside for me to delve into some things I'm looking to learn. Tomorrow's conversation with Mitch should prove to be highly valuable to all investors, no matter your current level of expertise...or complete lack thereof as in my case. Pouring rain and power loss, ominous beginnings...

Good morning, I thought for a minute there I wasn't going to be able to do my morning blog. Actually for a little over an hour and a half I didn't think I was going to get to sign in this morning. We've been getting drenched again all morning and this time the rain brought its more aggressive cousin lightening and we've been dealing with small power outages and loss of internet connectivity. Just another day in paradise my friends. In other news, my ceiling is starting to look worse since the rain won't EVER let up...not happy times. We'll survive, I've had far worse things go wrong in my house, not this one, my first house. I won't go into it now, but it was collectively one of the worst experiences of my life, owning that particular home. But, bridges burned and lessons learned...home ownership is a full-time job and you definitely have to learn to take the good with the bad. I'm not sure what's on the agenda for today, with the weather so poor as it is, it's hard to say whether we'll be out and about or not. We'll have to wait it out and see what the day brings us. Besides, the bosses have handed me a tidy little list of things they want done for work, so that should keep me busy for a while as well. Remember, I have to make a career of Real Estate investing while maintaining my full-time job...it's a delicate ballet that I have to dance with perfection to keep my job and build my future career...not nearly as easy as it sounds in theory. Wrapping up the day...

Another day down and another day closer to our goal. Although I didn't get a chance to talk to Mitch again, the fates will not let us connect this week it would seem, I did get a chance to meet up with Willie at Lullwood. You wouldn't believe the changes they've already made. The kitchen is gutted, completely, they've got new door plans and walls torn down...they've even got the new bedroom addition half built. It's amazing the quality of work these guys do in such a short time. Sorry for the light in the video that's a risk you run on rehabs, little or no light/electricity. We were unable to take a walk around the house to check out the addition due to the continued inclement weather. It's tough to not let the rain dampen your spirits...it's important in the cycle of life (I keep telling myself) even though I would like to have it dry out for a while. I found a leak in my roof around my fire place chimney, so now I have a small 6 inch bubble starting in my bedroom ceiling (that butts up to the fireplace). That does not make me happy. I can ill afford to fight mold or replace ceilings or pretty much anything at this stage of the game. I gotta make my first deal soon. I will work diligently towards that this week and see what I can come up with. I may have to venture out on my own and see what I can get done until my mentors can break free from their other obligations to instruct me further. They're in a tough spot trying to run their own successful businesses and keep me going too...especially after coming back off vacation. I appreciate their position and wish them the best. But all the same, we'll see what we can get done and then we'll run it by them and see what they think. Thanks for sticking with me so far, I hope you keep watching, reading and learning every day. More rain, more education too...

Good morning, hope everyone had a restful evening and all is well. Yesterday's weather was a bit of an anomaly here in San Antonio. We started out with sunshine and blue skies, but by 3:30p.m. or so, a horrible torrent of hard, unending rain emptied out of the heavens and onto our already soaked city streets. Within minutes, the highways and bi-ways were half flooded and nearly impassable...at least for those of us in low to the ground sports cars. It's an amazing thing, nature, you have to respect it always or risk becoming a victim of it. Anyway, today there's a rumor that we might get a sit-down with the man himself, Mitch. He's been trying for several days now to clear his schedule enough to make a little time for me and I think today just might be that day. I'll be interested to hear what he has to say. Well, the rain is back...

Looks like I spoke a little too soon this morning, we got hit with a torrential downpour this afternoon. It's been raining hard and a lot, all in a really short period of time, the city is ripe for flash floods, I hope everyone is being cautious out there. Today we got to check out El Charro with Jason again, it looks great and is only a few wall outlet covers away from being completely finished. He invited us to come back and check out the open house in a couple of weeks if he still has the place...he's already got a dozen or more calls on the place. Hopefully tomorrow we'll get to meet up with Willie at the house on Lullwood, it was a little too wet today, but with any luck tomorrow will be better for our cause. Also tomorrow, there's a pretty good chance I'll finally catch up to Mitch and get some more direction. He's been swamped ever since coming back from Mexico, so if we can get some face time with him at all this week, we'll have been lucky to do so. Jason taught me some more about how the rehabbing process works. He explained that he uses a general contractor for the jobs and that the "GC" will get the necessary crews and run them accordingly to ensure they stay under budget and do a respectable job. That way Jason only has to talk to one person instead of to every single person on the job i.e. plumbers, AC/HVAC guys, electricians, cement guys, carpet guys, sheet rock guys and the list goes on. It takes some of the pressure off Jason and frees him up to worry about other existing jobs and lets him focus on gaining new business. It costs a little more money to go this route, but like Jason says, "you get what you pay for" works both ways...pay a little more and get a better quality product. I can understand that logic. Jason, thank you for the insight and great tips you continue to give me, they will prove worth their weight in gold very soon, I have no doubt. Good Monday morning, the sun is shining...

Stop the press, can you believe the sun has made a guest appearance here in San Antonio? It's a welcome change from the storm clouds that seem to plague us daily. I know rain is important, and provides the sustenance of life and all, but man, every now and then it's good to see the sunshine. Anyway, I hope you all had a great and restful weekend. I was in Comfort, Texas this weekend visiting my folks out at their place. It's always relaxing for me to leave the cities and suburbs in exchange for some country living. They have some 25 acres or so out there and it's just a relaxing little get away for me. Plus I get to see my parents and they in turn get to see their grandson, so everybody wins.

Today I hope I hope to get out to El Charro to meet up with Jason and see the final product, with any luck they got the dumpster hauled off over the weekend. We'll have to wait and see. Also, if we can get a hold of Willie Rangel over the next day or so, he's Mitch's full-time real estate agent, we may get to run down to Lullwood again. If you'll recall, that's the house where we caught up with Mitch, Willie and Dario as Mitch went over rehab plans for the house if he were to buy it...and he bought it, so the rehab is currently in progress. I would love to see how the new bedroom add-on is going and see what they decided to do with the garage. So if we can swing that meeting, then we'll try and hook up with Willie on the South side of town today for a quick walk-thru. Also, if Mitch has time, it would be great if I could get in front of him today and ask him a few questions. We have a few leads we've found on our own (my brother and I) and I would love Mitch's opinion on where to go from here. So, lots of things to do today and with a little luck they will all fall in to place so we can get them accomplished. If you're in San Antonio or the surrounding areas, you know what I'm talking about. We're under a flash flood warning for most of the evening and it doesn't look like there's any real break in sight. We're going to have webbed feet and gills by the time this summer closes. It's good for our aquifer and we should be thankful...however, I have a creek of sorts that runs behind my house and I'm quite sure the mosquitoes will prove to be unbearable when this starts to dry up. Oh well, you have to take the good with the bad I suppose. Today we missed Mitch by mere minutes, I was afraid that would happen...he's got a lot on his plate and little time to spread around to all those in need. We'll anxiously await our turn and when we get a chance, I'm sure he'll have some encouraging words for us and get us back on track. I did get to speak with Joe today and he's doing great. He's back home in Georgia and looking forward to the weekend. He had some information for me about manufactured homes, but he kept getting interrupted by phone calls (he's popular too now upon returning home) so we'll have to wait for that information a bit longer. Well things are going well, a little slow right now, building the foundation takes a while, but it's key to our future success. Questions, that's the theme for today. Hopefully we'll get a chance to ask some and get some great answers that will put us on the right track. Well the week is winding down, but the lessons keep coming steady and true. Today we should get a chance to talk to Mitch again and gain some more insight from him. Also, weather permitting, we will hopefully get a change to meet with Jason Stephen again at the house on El Charro. I believe it's finished now, but they were having some trouble getting the dumpster removed from the front yard. I think it's gone now, so we might get a chance to sneak over there and get some finished-product shots. Maybe we can ask him what projects he has up his sleeve and maybe get a little more information from him about his marketing strategies. I would love to know what the status of the house on Larchmont is...did they wholesale, are they rehabbing, questions, questions, questions. I would also like to go over a few of the questions my brother and I put together for the mentors. I think these are questions that many of you have and would like answers to as well, so with any luck we'll get to those over the next week or so. I believe there's somewhere around 25 questions ranging from deal finding/deal making to financing percentages and what sort of professional services are required to everything in between. So I'm looking forward to getting some answers, once I have that information, it will build my confidence and empower me to more easily do the tasks that will soon be set before me. Well it's Thursday evening and we're wrapping things up yet again. Today I posted the interview with Orlando Rodriguez, the President of SAREIA (San Antonio Real Estate Investors Association) and if you've watched, he's got a great sense of humor doesn't he? It's a little long, but it's very insightful and entertaining, I hope you take the time to watch it. Well it's Thursday morning and my mentor Mitch is back in town. That means new assignments and more advice for Wes. I'm looking forward to hearing what's in store for me now. I'm sure his mind was thinking of a million new things for me to do while he was on vacation. That's the way Mitch works, when his hands aren't busy at the task before him, you better believe his mind is...he's thinking all the time. If you sit with him, say over lunch, even in that hour or so you have with him, you'd better bring a pen and paper because something he says in that time will be solid gold. It's amazing to watch him work, he'll have ideas that spawn from other ideas and the hardest part is simply keeping up with his thought process and keeping it all straight in your own mind. That's a skill I'm hoping to hone as I spend more time with both he and Joe. I want to develop that entrepreneurial spirit and mind set and by sheer virtue of proximity with two guys who are adept at that line of thinking and acting, should put me on the fast track. I can't believe it's still raining out, seems like San Antonio is going to wash right off the map. Well I believe Mitch will be back in action tomorrow, so if we're lucky maybe we'll get a few minutes with him. I can only imagine how popular he'll be with everybody now that he's back in town from vacation. If we can't get with him tomorrow, perhaps Friday then. I'm anxious to hear about his trip and get more guidance.

Well if you watched the video today, you know the names I've chosen for my online real estate investment business. I have two names, you see when I purchased the Silver Package from www.Homes2Go.Com, I received two websites, a home buying site and a home selling site. It's important that you have two distinct sites to ensure you're addressing the proper needs of the right folks coming to you for business, because some will be selling and some will be buying. So the names I've chosen are...well I guess you'll just have to watch the video, or you could (and really should) sign up for the free newsletter, I'll reveal the names there as well (I feel like we need some sort of suspense, make you think on your feet a little bit). Today I'm going to post the video of Mitch and me discussing the names I picked for my online investing company. We'll get to hear if Mitch approves of my choices or not. I'll also include links to the two articles he mentioned in the previous tapes in today's upcoming newsletter. Also, while Mitch was out of town last week, I shot some video for my own edification. I got a chance to interview Orlando Rodriguez, the president of SAREIA (San Antonio Real Estate Investors Association). These are the guys who named their space after Mitch. So I got to talk with Orlando in the "Mitch Stephen Investment Center." If that's not a testament to the guys' talents and fair business practices, I don't know what is. There are over 700 members of SAREIA (somehow they managed to keep the naming after him a secret until they dedicated it to him) and they all respect Mitch and value his friendship and advice. I'm definitely with the right guy here, and you are too if you're following along. So anyway, we shot this video and I'm sure it will make Mitch turn red with all the compliments, and friendly ribbing. Orlando has an unbelievable sense of humor and is a blast to talk to. The video is pretty long, Orlando feels passionately about what he does and about his friendship and partnership with Mitch. So I'll probably have to do it in two segments, but it's a great conversation, Orlando's an enlightened guy with a great, dry wit. You'll enjoy the clips. We didn't get a chance to put up the "choose a name" video today, but I'll put it up on the site tomorrow. I had trouble finding it after my computer break down, but I tracked it down and it'll be up tomorrow. Today we got a chance to cruise around on the Southside of San Antonio and get familiar with some neighborhoods there, perhaps future hunting grounds. Even more importantly than that, I got my www.Homes2Go.Com site set up today. Tomorrow I will try to pretty it up (personalize it) and then start taking screen shots so you can get a look at how it works. It's going to take me a while to figure out how to use all the functions and use them effectively, but we'll stick with it. I have no doubts that this will prove to be a highly efficient partner in my real estate business. It won't take lunch breaks or sleep at night, it will just work and work for me, all the time and that's exactly what I need...it's what you will need too, eventually if you wish to take your investing to the next level. Or in my case, if you want to cut down the learning curve, this is an excellent way to jumpstart your career and move yourself further along down the track. I'm sure both Mitch and Joe will tell you from experience that if they had access to this type of tool at the beginning of their careers, they would be at least twice as far along as they are now and they're pretty far along as it is. They know and understand the value of a global internet presence and use it to the fullest extent. This is an exciting step in my career. Once Mitch gets back in to town, we'll go over some things and get some tips on tape and you can learn a little more about how it works. Also, I've come up with a list (with the help of my brother) of questions for Mitch and Joe and I think everyone will benefit from the answers. We're finished with another Monday and I hope you got to watch the videos of Mitch discussing that unbelievable deal for $92,000. Good morning everybody, hope you had a great weekend. Mine was pretty great, my family has returned home to me, so I'm on cloud 9. I have my wife and son back in my arms and I couldn't be happier. Unfortunately I'm still fighting this sinus infection and am now on my second round of antibiotics, with any luck this will do the trick and I'll finally get better. This week, we're going to move things online and build my virtual office. This will make me feel a little more official and make things even more real. Mitch promised me my first deal would more than likely come from the internet and I'm starting to believe him. You can just do so many things with a virtual office, if you've partnered with a company that can provide a powerful backend that lets you customize your business. That's what I have found in www.Homes2Go.Com, so I'm looking forward to getting that going and that's what I will be concentrating on this week. Once it's in action, I can start building distribution lists and mail out messages about my business and countless other actions so essential to my continued success. Well, another week down and another week closer to my goal of becoming a successful real estate investor. I hope you're following along. We're learning a lot of useful things and I have a feeling when Mitch gets back in town, we'll be burning up the streets looking for our first deal. Today we got to see El Charro again and although it isn't quite finished, it's looking much better. It has the carpet now and the driveway has been poured. The ETA on completion is now looking like next Tuesday, so we'll head back over there then to get the final walk-thru. I'm still having a little trouble accessing the server/backend of the site to post the videos, but they are up on YouTube. It's Friday folks and I can't wait...my wife and son return home to me today and I miss them something awful. Their arrival should brighten my day ten-fold and put a smile on my face that won't soon dim. Wow, I got to see a unique house today, thank you Jason. It is definitely a diamond in the rough. The videos are up on YouTube under the name Larchmont. Unfortunately, we're having a slight problem with the server and so I am unable to get the videos up on www.WealthAddress.com right this minute, but we should have them up tomorrow. But anyway, you gotta see this house. The video doesn't do it justice, you had to be there...you had to see and smell this house to fully appreciate it! It's hard to believe that after some TLC and about $50K, this house could very well pull in close to $300,000. That's pretty good considering it was purchased for somewhere around $130K. This house is a beast though, it's big and sprawling and the floor plan makes less than no sense and it just goes on and on. It has this mother-in-law suite that was started but not quite completed. It's an interesting house to say the least, but I'm starting to be able to see the potential in such homes. It will probably take many years to fine tune such a feeling, but I think I have a rudimentary base set of feelings and elementary understanding of some of the features that make a house (if priced well) a good investment. Thank you Mitch for letting me spend some time learning from Jason, he's a great guy and always willing to help. You can tell he's not afraid to roll up his sleeves and get his hands dirty if necessary. I'm quite fortunate to get to meet so many nice people, it's a relief to meet so many genuinely happy people. In my former life on the Corporate America scene, sadly, happy people were a rare commodity...including myself among the not so happy. I'm a little bummed now to be honest with you, just been a bad couple of weeks for me. I've been sick for two straight weeks now (and not getting much better), my computer is back, but it's only a shell of what it once was and continues to be a source of great frustration and endless irritation (I'm not a very patient man). I also miss my wife and son terribly, they've been gone since Sunday and this officially marks the longest amount of time I've ever been away from either of them...not a record I look forward to breaking anytime soon. My hats off to the brave men and women in our armed forces that do this sort of separation on a regular basis for many years at a time. It must be quite hard, nearly unbearable for them, they are all heroes in my eyes, for a plethora of reasons, but family sacrifice is probably chief among them. We should all thank them for safeguarding our way of life and making it possible for us to enjoy the freedoms we have and we should certainly not take them nor our freedoms for granted. Anyway, just been a rough couple of weeks, but I feel like good things are on the horizon...we'll see how that power of positive thinking thing works out (I'm trying hard), keep your fingers crossed. Slight change in plans...

Well we didn't get to see the houses today as I had hoped. Jason's attention was required elsewhere and he was unavailable to give us the tours today, but he said tomorrow looks good. So we'll try again tomorrow to see some more houses and learn a little more. I got my computer back today, it's still not up and running yet, but it's in much better shape than it once was. So there is a bit of light at the end of the tunnel and I'm relieved to say that the light doesn't look like that of a train, so things are slowly getting better. I suppose these things just take time. I'm hoping to get over this sickness soon so I'll have more energy and life will be a little easier on me. Wednesday, July 11 lets see some more houses...

Good morning, today we're going to try and see another house or two that Mitch has purchased and is about to begin work on. Mitch is out of town on vacation, but he's arranged another meeting for me with his son-in-law Jason Stephen. So Jason will be giving me another tour around a different house today, one that is as of yet untouched. This will be a great lesson in pricing a job and getting an idea of how raw a house can start and how polished it will become once finished. I'm looking forward to it, hopefully Jason can give us some rough estimates of costs on things such as paint, flooring etc. Raymond Braun did an excellent job of telling us how to estimate, I'm interested to see it from a different perspective. The more methods I am exposed to, the larger my war chest will become, providing me with multiple avenues for problem solving. So that's the plan for today as far as ride outs are concerned. The other plan for today is to talk with the people at www.Homes2Go.Com and start getting my internet presence set up. H2G.Com is a multi-functional backend for a virtual office (it's actually much, much more). It will allow me to have a virtual store front, lend credibility to my business, provide me with unbelievable interactivity with my site and clients (to be) and also offers tips and strategies on marketing my company. Along with all that, it actually serves to bring leads to me, both active and passive. I will become part of the www.Homes2Go.Com network and every success the site has, I'll get a piece of in the form of leads and advice. This thing is a machine. I know because it's what Mitch uses and I've worked with his site www.Homes2Go.Net nearly everyday. If you're wondering, yes, Mitch and Joe co-own www.Homes2Go.Com, they built it with the idea of having a method of taking their businesses online and having them powered by the very best technology available. Once it started working for them, they realized that others could stand to benefit from its powerful capabilities. So they just recently started making it available to others. I'll be one of the first to get set up in the system and I can't wait. It's much like fishing, the more hooks you get in the water, the more likely you are to catch a fish. With an internet presence, I'll be in business 24 hours a day, 7 days a week, when I'm fast asleep, my computer will be working for me. This, I'm very excited about, it's like having a partner that never sleeps, never complains, doesn't split your profits and works incredibly efficiently at every single task laid before it. I'm excited and passionate about this if you can't tell. So, I can't wait to get this set up and get in action. Mitch assures me that my first deal is far more than likely to come from the internet. We'll have to wait and see. Mitch and I shot some video a while back about starting up a website for me, but he decided to hold off on using it because he wanted to make sure I had a strong enough foundation in the real world application before I moved into the virtual world of real estate investing. So I'll probably post those videos later on today or tomorrow. They will appear out of sequence simply because they say that this will be my first assignment, which we know was not my actual first assignment, but if you can get past the semantics, the message is strong and fits perfectly now. Quitting time once more...

Well it's been a long day, but a day full of learning and exposure to new things. I got to spend some time with Jason Stephen this morning at the house on El Charro. Thank you Jason for talking with me this morning, answering my questions and for offering me advice. I hope to talk with you at length about what you have learned on your path to success so that I might duplicate those things. And of course, thank you Mitch for getting me in front of Jason, he's a very insightful guy, down to earth, easy to talk with and incredibly knowledgeable. It was a good meeting, so good in fact that I plan to meet up with him again tomorrow at yet another house that Mitch has recently purchased. This one I believe has not yet had any rehab work done to it, so we'll be in on the ground floor as they say and can follow this house from the beginning. Mitch has me working on a few other things in the meantime, reading, planning and strategizing all the time and keeping me focused on the goal ahead...making my first deal. It's time I have a strong, professional internet presence, and so he's put me in touch with the people at Homes2Go.Com and they're going to get me set up with my very own virtual office. This is a huge step and a serious move forward in my burgeoning real estate career. Over the next few days I'll be working towards getting that going and all the elements it takes to set that up. I'll film and screen capture as much as I can so that you understand what I'm doing and how I'm doing it. According to both Mitch and Joe, this will be key to the success I hope to achieve. They say if you don't have your real estate investing business online, then you really don't have a real estate investing business hardly at all. So I'm incredibly excited to get this going and I can't wait to learn how it works and start making deals. Mitch is on vacation, still no time to play...

Good morning, it's Tuesday July 10 and Mitch is heading for Mexico for some R&R and he'll be gone for a while. But as I mentioned in last night's blog, he's left plenty of tasks for me to take care of in his absence. Of course the hotel he's staying in has wireless Internet, so he can offer me encouragement and advice from afar if so necessary. Today we hope to meet up with Jason Stephen and take a look at one or two properties that he and Mitch are working on. That should be entertaining and enlightening, we'll get to see a little more of the investment process at work here. Jason's a great guy and his knowledge base is incredible and growing daily, Mitch trusts him to run many of the investments himself. That's a pretty substantial compliment from Mitch, that means he can count on Jason and rightfully so. We're fortunate to get to meet yet another person in Mitch's highly successful team. There's a lot to learn and if we keep surrounding ourselves with knowledgeable people, willing to help us out, we'll be on the right track much faster than if we had to go it alone. So make sure you're paying attention, there will be some pretty big lessons this week and they will come pretty fast and furiously. Closing time on Monday, July 9th...

Another day down, and another day closer to my goal. Everyday I learn something new, even if it seems small or insignificant, in the long run it will prove to be worth its weight in gold. We're still working on the building blocks that are essential to my future success. Right now I'm in the conceptual period (at least that's what I call it!) where I understand the concepts and theories to some degree, but as yet I am not quite ready to put them into action. But I'm continually exposed to new ideas on a daily basis and when I am ready to put them to the test, I'll be hell on wheels, because I'll have a strong knowledge base to draw from and a powerful support network of mentors and peers. I'm in a good position and as long as I can remain patient and diligently work towards my goal, I'll get there. Today I got the news on the red brick house, the deal is off. Apparently the house was foreclosed on and was sold out from under me. Oh well, bridges burned and lessons learned, we'll move on to the next deal. I can't say that I'm not disappointed, because I wouldn't be telling the whole truth. I was looking forward to something good happening and making some money, but I really wanted to impress Mitch and Joe by taking the initiative and landing my first profitable deal. That part hurts more than the rest, wounded pride perhaps or just great admiration for two guys that are helping me out and a genuine interest in earning their respect. I'll find another deal and make it happen another day. I got to talk to Mitch today and he's going out of town for a week or so down to Mexico for a little fun in the sun. He deserves it, so I'm happy for him and I hope he can relax and enjoy his time. He did leave me with a pretty healthy list of things to do, so I certainly won't be cooling my heels this week. I wish a felt a little better and had more energy, it would make even the most mundane tasks infinitely more manageable. I'll serve my time with this sickness and move on and not take for granted the times I enjoy with good health. Tomorrow I hope to meet with Jason Stephen and get a chance to check out some more of Mitch's houses in the rehab process. It should prove to be an educational and entertaining day and I'm looking forward to it. Good morning, still ill, but feeling better...

Good morning all, hope you had a restful weekend and are ready to get started again. I'm still sick, looks like it's going to take a while to get over this stuff, but I'm feeling better than when I started. Quick update: my computer is still down, my cell phone is irreparably damaged and I still don't have a payoff amount on the red brick house, and I' m still sick as I mentioned earlier. So my circumstances have not changed all that much in the last 48 hours or so, but I'm much more positive than I was before. I feel quite certain that I will get the payoff amount today and we will be able to move forward with the deal (if it's a good one still) and that will be exciting...I need the confidence booster, I need something good to happen for a change and I could sure use a little extra money. Like many of you, I run out of paycheck long before I run out of month. A problem I hope to remedy soon. I hope to get with Mitch today if he has time and discuss a few things, like the red brick house and of what a letter to an abandoned home's owner should consist. I'm anxious to get things started and get moving again. Last week was an anomaly for several reasons, I'm going to try to get things back on track this week and hopefully have a happy ending for all the issues currently plaguing me. The weekend is here, time for some needed rest...

Sorry today and yesterday weren't all together terribly exciting, I'm feeling quite a bit under the weather and with all the technical difficulties plaguing me over the last few days, it's just been tougher than normal. I hope to rest up over the weekend, take my antibiotics and drink plenty of fluids (that's for you mom) and hopefully get to feeling better by the start of next week. Still no word on the red brick house, I don't know what the deal is exactly, but I suppose we'll move on for now and just forget about it. If it happens it happens, if not, no big deal. I can't waste anymore energy or confidence on a deal that may or may not come through...I have to focus on the positive and put my efforts behind continuing my education and working towards a new deal. I mentioned earlier that there was another property of interest in my neighborhood. I scouted the area a bit, got the address and looked it up on BCAD (Bexar County Appraisal District) and found the name of the owners and the square footage. Now I have the basis for a CMA and a viable lead on contacting the owners. I was unable to track down a phone number online (at least not for free) so we'll try another method, writing a letter to the address and see if it gets forwarded to the owner. There are other methods to be sure and we'll explore those as necessary, but you can read my previous blog for a link to an article all about finding the owners of abandoned properties. Well that's all for now, I'm turning in early, I saw the doctor today and he confirmed my suspicions, I have a sinus infection and it's taking a lot out of me. It's Friday once again...

Good morning all, hope you had a restful evening. I wish I could say I did, but that painfully was not the case. I worked on getting my computer back up until around midnight (it's still down by the way) and then when I finally went to bed, my throat was so swollen and I was so uncomfortable that it was nearly impossible to fall asleep. Oh well, we all have days/nights like that...I've just had a whole week like that, next week will be better. Besides, if you never had hard times, how could you ever truly appreciate the good times. Well today, I've been promised, is the day I will receive the pay off amount for the red brick house and we should know today whether or not we're moving forward with said house. After the week I'm having, I sure could use a little good news today. In the meantime, driving home the other day I found a house that appears to be abandoned and some disrepair. Now what I have to do is track down the owner of the house and then make an offer. If it works out, that would be great, the house is in my neighborhood so I could easily keep an eye on my investment. Sorry today wasn't very eventful, my computer has been down all day (still down in fact) but I hope to have it up and running tomorrow. I did hear from my guy that has the red brick house, but unfortunately he does not yet have the final numbers on the house for sale. The person he's borrowing the money from has been out of town (comes back tomorrow) so he was unable to get the loan payoff amount...the amount I need to know to convey to Mitch to get this deal wrapped up, one way or another. So tomorrow it would appear, will be the day we will finally know if I have my first deal or not. I'm on pins and needles and anxious to know how this will turn out...sorry to keep stringing you along. Tomorrow I hope to get with Mitch and check out some more of his houses and get some more advice. This week has been a little messed up because of the holiday so things are a little out of sink...and I've got a sore throat and feel like, well not good. I hope everyone enjoyed their Independence Day yesterday...I'm looking forward to my own personal Independence Day when my real estate investing career gets to that level. It's Thursday morning and today I hope to get the final details on the red brick house so we can move on with it or move on from it. I also hope to gain some more knowledge and education today in the arena of contracts (if I get to put an offer on the redbrick house) and better understand how all that works. It's exciting and I hope things go well, but as I said before this is a big city with lots of houses and there will be other deals if this just doesn't work. My computer is still down, but I hope to get it fixed today and back up soon. We don't realize how much we take them for granted until they stop working...then you quickly understand how important they are and what a huge chunk of our time and life are consumed by their use. So, hopefully I'll get it back in shape and it won't cost me an arm and a leg and I won't have lost anything I need. The Fourth of July is wrapping up and I'm turning in early. My computer bit the dust today and I can do no more (I'm on my brother's laptop now) hopefully tomorrow the geek squad or somebody can fix it up for me so I can get back in business. Also, hopefully I haven't lost any of my information, we'll see tomorrow. Cross your fingers. I'm still waiting to hear the final numbers on the red brick house, my seller didn't have the payoff amount for me today since it was a holiday. He says he'll have it tomorrow, when I get it I'll relay that info. to Mitch and we'll follow his advice. Today was a rough day for me, my computer crashed (completely) and my throat is starting to hurt, I hope I'm not getting sick. Then my son hit his little mouth on the coffee table and made his gums bleed...it broke my heart. He's fine now, but I'm not sure I am, I can't handle my boy getting hurt. Anyway, tomorrow will be better and I hope to get a lot accomplished and further advance my knowledge and work towards my first deal. Another exciting day in the books…

Today I learned so much and got to experience so many new and exciting things, I don’t even know where to begin. Joe taught me about Sandwich Lease Options (I’ll post it on the site as soon as I can) and what an awesome idea that is, very creative. If you can follow along and understand, you’ll see the immeasurable potential of such a method. If you have questions, ask Joe in the discussion forum and he’ll gladly answer you right away. Also today, I got to take Mitch to the house that could be my first deal (we’ll call it the red brick house) and he had some ideas for me. He told me that I should checkout other houses in the neighborhood that are selling for what we hope to ask for the house so that we can compare apples to apples on things like flooring, carpet, counter tops and so on. That’s what I’m working on, I’ve taken virtual tours online and made several phone calls but have not been able to get into one as of yet. So we’re closing in on the decision of whether or not to make an offer, so I’ll keep you posted…but it’s terribly exciting to me! And last but not least, we got to see the house on Lullwood that Mitch plans to buy and does he ever have big plans for that house. You have to watch the video to get a grasp of the vision that Mitch has for that little house. It’s unbelievable the things he wants to do and in the short time they will be done. He will nearly double its current value after making the repairs and rehabs, I can’t wait to see it when it’s finished. Well the information is coming fast and furiously now, this is when things are starting to heat up and I love being right in the thick of things. We’re cooking with fire now. Today I’m going to learn a little about sandwich lease options from my mentor Joe Ponce. He’s a very creative guy with a penchant for finding deals in just about any niche. So I’m looking forward to that conversation. Also today, I’m hoping to rendezvous with Shannon and get her CMA on my potential deal and then talk with Mitch about moving forward or backing off. It’s an exciting proposition either way, and I think I’m starting to learn more and understand the process a little better. I’ll keep you posted on that one. As another evening winds down, we prepare ourselves for the coming day. Today we got a chance to sneak a peek inside the house that could potentially become my first deal. Mitch asked me to get with Shannon and see if she wouldn’t mind doing a CMA for me and so we’ll check back in with her tomorrow and see what she came up with. We’ll keep our fingers crossed that it’s a great deal and fits Mitch’s criteria. I would love to get my first deal under my belt, it will work wonders for my confidence…not to mention my wallet! But if it doesn’t work out, then it wasn’t meant to be, San Antonio is a huge city with many, many houses to choose from, there will be other deals. Thank you Mitch for your advice on this property so far and for you continued advice on all things real estate and life in general. You see, Mitch and I have long conversations a couple of nights a week after work and even though real estate is the main focus, I always manage to get some philosophy of life advice totally unrelated to real estate. He will plant little pearls of wisdom in my mind that I store away and build upon. I’m trying to talk him into to letting me record some of those conversations, they’re very enlightening…but I don’t want to put him on the spot, beneath his humorous exterior he’s really quite humble about most things and I’d hate to make him uncomfortable, but we’ll see. Anyway, it’s been great so far and I see a bright future ahead. I believe it won’t be long before Mitch starts moving me in the direction of having a strong, professional internet presence…quite possibly the only way to remain competitive in today’s stiff markets. I’m looking forward to that as it will provide me with another avenue for education and for success in my career. You will definitely want to pay attention to those lessons as you will probably never be able to break out of the minor leagues without the internet. It’s good to be back, I mean don’t get me wrong, I love the weekend, it’s a time for me to recoup and spend some much needed quality time with my wife and son. It’s a time for me to reflect on the week prior and prepare for the week to come. I hope you all had a restful weekend as well and are ready to get back after it! Today I hope to finally purchase my BizPlan and get busy filling it out. And I also got caught up on my assignments, so I look forward to discussing those with Mitch. I’m excited about what this week holds in store. I feel like we’re really moving towards something bigger and I can’t wait. I understand the importance of a strong foundation and that understanding some basic principles now is essential to my future success, but a part of me says let’s do it!
I’m glad I have the guidance of my mentors to keep me from rushing into anything unprepared or ill-informed; they are doing an excellent job of keeping me well grounded. This is a business after all and not some get rich quick scheme. This takes time, effort, education and a lot of hard work. Anyone who tells you otherwise is selling something. I think it’s important to understand those notions I listed above, it will keep you in the trenches and pushing ever forward. It’s easy to get disheartened or even disenchanted when things move slowly, but the old adage “good things come to those who wait” wasn’t coined for nothing. This week should prove to be an informative one full of insider information and glimpses into the inner workings of a successful real estate investor. Mitch said he will invite me out to several of his houses so that I might see the investment process in its many different stages. I think the big three he’ll be showing me are 1) buying a property (and the preparation preceding) 2) rehabbing said property and 3) selling a property once all is completed. That I think is something that will prove to be immeasurable in value, because it’s the stuff you don’t get to see. It’s almost akin to a magician inviting you back stage to see how he performs a certain set of tricks. I know that the experience level that both Mitch and Joe possess far exceeds my understanding. Much in the way a magician wouldn’t dare show you the workings of a complex trick until you could understand the basics, Mitch and Joe will not disclose to me any deal that’s too complex for similar reasons. When I’m ready, more secrets of the craft will be revealed and not a moment sooner. It’s kind of like teaching a child calculus when he does not yet know how to add or subtract, you must have the building blocks in place before anything else makes sense. So that’s what we’re doing, laying the foundation and increasing my knowledge of the basics and when I’m ready, they’re going to turn me loose on the world! It’s been a great week full of insight, tips and new assignments. Good morning, it’s Friday June 29, 2007 and we’re still hard at it, working our way up the ladder to real estate investor status. Yesterday was a great day with a lot of really sound advice, YouTube is being a little persnickety both yesterday and this morning and not allowing me to upload the latest videos, but we’ll get it worked out and have the videos up shortly. Today I get to meet with Shannon again, Mitch tells me she has something in her possession that he would like me to see. This sounds pretty good! After that, I’m going to work on my assignments…getting those CMAs done on the properties Mitch assigned and also getting Lee Salinas’ BizPlan in my hot little hands so I can get going on that…and of course, I need to compose my list of potential private lenders and turn that over to Mitch as well. Another rainy day down…

As Thursday draws to a close, I think it was a hugely successful day. I got a chance to sit with Mitch and bounce ideas off him and he offered up a giant chunk of advice through his revelation about “zero money down.” It’s imperative to him that I understand that I DON’T NEED MY OWN MONEY TO INVEST. That sounds beautiful when you say it…in fact, you should say it, right now…say it. Feels good doesn’t it? It’s liberating and invigorating and just knowing and understanding that little tidbit of information I have already bolstered my confidence level ten-fold. I feel like I can buy any piece of real estate, anywhere, anytime…as long as it’s a good deal, because the money will come! Thanks Mitch for the inspiring words and the helpful advice, it’s a simple idea, but the complexities of the rewards it can bring are immeasurable and it takes just a bit of time to pound that idea into your mind. It’s burrowing its way into my noggin as we speak and there it will reside to direct my real estate career. Anyway, it’s been a great day with a lot of insight, advice and new assignments. We use YouTube and they have file size limitations and his is just over the limit and the editing software I just bought doesn’t let me save it in a format that YouTube accepts, so I’m trying to work that out. From Joe--Business Planning and Solid Advice

You hit it right on the head Wes, it is almost 2am my time on the east coast and I am still engaged. Lee is a great source of information. Real Estate investing is a busy profession like many others but most of us have a passion for the craft. That is why we stay up so late and get up so early. We simply love what we do!

Regarding the importance of a business plan, I cannot endorse that more. It is absolutely essential to have a written document of how you plan to conduct business. As an example, the Wealth Address site was almost 70 pages in the scope and planning documentation for its creation. You MUST have a roadmap to tell you where you are going and refer to it frequently. One thing I do is sit down with my accountant, partners, and lawyer twice a year to review how things are going. I buy a great breakfast at a fancy place and we spend an hour or two going over what we have done and what we can improve. Putting a legal mind and accounting mind across the table from each other combined with your creative questions can be very powerful. I strongly believe this and although I do not have a board of directors in the traditional fashion these people help keep us focused and on the right track

Here is an important tip on these people. Use the best available. They may charge more but it well worth it in the outcomes of your business. Do not go cheap on these two areas because not only will you get what you pay for, you will get a bunch of junk you did not expect. Recall our conversation on the lawyer that used boiler plate contract language and pigeon-holed me into not being able to raise rents on the tenants. Read the documents carefully.

Make sure your lawyer is familiar with the concept of trusts. They are powerful. Do not let yourself be talked out of using them because your legal advisors do not see the benefit. This is a sure sign that you are dealing with someone who does not understand our business. Always hold title in the trust if possible. We will go over this more in later discussions. A good lawyer should be familiar with 1031 IRS rules on exchanges of like property and your accountant should be as well. If they look confused when you mention these concepts, get some new advice. Do not pay for someone to tell what you cannot do because they do not understand it. End the encounter quickly and find someone who does.

There are great fill-in-the-blank business plans out there and Lee’s is excellent. You may have to deviate a bit for your certain niche. Do not be afraid to do so. Good advice is well worth the money in the long run.

Today was a great day, I got to speak with Mitch in the morning and then Lee Salinas in the afternoon. I can’t tell you enough how fortunate I am to get time with these highly respected, incredibly busy and unbelievably successful people. I hope you’re taking full advantage of this and following along closely. We’re laying the foundation now for a strong future and you can and should be doing the same. You know it’s 10:00pm here in San Antonio, Texas as I type this recap and I just got off the phone with Mitch after an hour of conversation. It’s uplifting and motivating to know that such a person with his record of success takes time to talk to me and find out how I’m doing, how things are going in my world and what I want to do with my career. How many bosses/mentors have that kind of relationship with employees/students, or even care to? He’s a genuine person and I consider myself lucky to be counted among his friends. He told me the other day in another late evening conversation that he couldn’t let me fail now because I’ve gotten under his skin (I asked for clarification, it’s a good thing!) and now he feels an attachment to me and my success. Am I a lucky guy or what?! You can have that same level of success if you just follow along and do as I do and listen to Mitch. It’s not uncommon for me to talk with him for hour long stretches at a time. He’s called me at 10:00pm and at 7:00am; he’s full of ideas and plans and literally full of life. I know I’m rambling a bit here, but this is for me as much as it is for anyone else out there reading. I’m happy to be in the place I’m in, I’m grateful for the opportunities I have and I feel blessed to be surrounded by friends, family and colleagues that care about me and my success. It is my hope that you too have such a support network and find what makes you happy…I’ve found what makes me happy in my work and my family.
In other news, Lee Salinas spent some time with me this afternoon discussing the importance of a business plan and exactly how to use it to gain that most precious commodity…other people’s money. After listening to him, the BizPlan purchase will be a no-brainer. Thanks Lee for spending the time with me today, and I look forward to working with you in the future. Also, Mitch has asked me to meet with him in the morning tomorrow and he’s going to go over a few things with me and he hinted at maybe having another assignment for me. So I’m excited about that and looking forward to tomorrow. You know the hours these guys put into their business is unbelievable, but as Mitch told me, it’s his passion and the time truly flies. It’s not unheard of for me to get emails from both Mitch and Joe at 3:00am…on a regular basis. These guys are animals and I feed off their devotion to their craft, as I hope you will too. Wet town can’t dampen my spirits…

It’s Wednesday morning and the rain is falling on the fair city yet again. It feels more like April outside with the constant, daily showers. I can’t complain though, here in San Antonio in years past, we’d be three months into a drought by now and on serious water rationing/restrictions…so the rain is welcome. Of course now I’ll have to mow my grass more often. Today we’re going to meet with Mitch and he’s going to sum up the point of CMAs to us this morning. He’ll probably give me some insight into what comes next. We’re moving forward and starting to put the pieces of the puzzle together in a meaningful way that will greatly impact the success of my future real estate investing career. These things take time, but I’d rather build a castle on solid ground than on shifting sands if you know what I mean. I certainly learned a lot today. Thank you to Shannon for teaching me all about CMAs and thank you to Mitch for getting us together today. She told me about gathering information from the Bexar County Appraisal District (BCAD) and use that knowledge to figure out the square footage of the house and the neighborhood it’s in. Then she told me how her office uses MLS (Multiple Listings Service) to build accurate CMA (Cost Market Analysis). I won’t be able to use the MLS because I’m not a realtor, nor do I work for one, but it is a great option for those of you that do have access to the MLS. Hopefully in the future I will be in the right position to have access myself! Then she explained how I could harvest the same information myself with a little leg work. If I drive the neighborhood I’m interested in and checkout all the houses for sale and get the info. on them, I could build my own CMA from there. It makes sense, but takes a little longer. No hill for a stepper I say. Then I use that information to decide how much to offer on the house and to know how much I can expect to make on the sale of the house. It’s very interesting information and when you cut through the extras, it’s actually a fairly simple process at its roots. The complexities come in the details, the saying goes that the devil is in the details and here is living proof. You can make it as quick as you want or as in-depth and time consuming as you want…your call. Thanks for sticking with us today, we may not have done a lot on video today, but I got a lot of things accomplished. Especially in the arena of building my networking lists. I followed the advice of both Mitch and Joe and have begun to build my first distribution list (for emailing to prospective clients, agents, partners etc.) and I’ve done so absolutely free. I’ve been going through the free magazines I picked up in the café and have started building my list from all the advertisements in them. It was quick, easy and again very free. At this point in my fledgling career, I’m almost too broke to pay attention if you know what I mean…and getting slammed with a $1,000 repair bill for my car today did not do wonders for my financial situation either. But I know that things will get better and I will continue to strive to learn and improve myself and become a successful real estate investor. I’m hoping that in a few years I can look back on this time and laugh off the “hard times.” I do have a full-time job still as I remind you nearly everyday, and as such, I have to mine for email addresses during my lunch time or whenever I get a free minute. I’m sure many of you are in the same boat. It takes a little time, but if you can get halfway organized you’ll find time to accomplish all your tasks. Besides, this one will someday pay dividends. Tomorrow we meet with Shannon Stephen, if all goes well, she’s an insanely busy person and has graciously invited me into her world to learn about CMAs…which I think means Comparative Market Analysis, but we’ll find out more tomorrow if she has time. I believe this will prove to be invaluable to the burgeoning and enduring success of my career, as it plays such a crucial role in deciding to purchase a property. But we’ll let her explain that to us tomorrow, I’d hate to make too many bold statements one way or the other and then have to eat my words. I hope everyone watches closely this week as Wes begins the very critical process of building his business network. To get the good deals you have to be in contact with the people who can show them to you. Many people mistakenly believe that Real Estate Agents and Realtors do not need to be included in your network of contacts, but as I believe you will see, nothing could be farther from the truth. These professionals deal with houses and customers all day long. Often an investor can help when a Realtor cannot. Realtors will sometimes dismiss these leads as worthless. However when we set up a mutually beneficial relationship with them, we can start making things happen. Certain real estate professionals cater to certain areas of the city. These may be areas they know better than others, are more comfortable with, and are more educated about the environment. All of this is valuable information to the real estate investor. However, this is a two-way relationship. Some of my best deals have been produced by Realtors who keep an email list of investors handy. Some even break it out by what the investors like to purchase. As investors we can do the exact same thing. We publish our email address on our business cards, flyers, signs, websites, and other advertisements because we hope people will get in contact with us to do business. The same is true for Realtors who publish them. They want to be contacted if you are willing to do business. An excellent way to do this is to advertise to these professionals what type of property you are interested in purchasing. A short friendly email with your contact information is a great way to do this. Tell them to keep you in mind or contact you if they run across a property that matches your preference. One thing to remember is that occasionally people will confuse this as spam (unsolicited email). It is not and there is an important distinction. If you have trouble remembering what spam is go to www.Google.com and type in the phrase define:spam in the search box. You will be presented with many definitions which do not apply. First, a short email to these professionals is in direct relationship to the business they are in. In fact, you are seeking to do business with them! It is not unsolicited because they have advertised their email address just like you do. They are in fact soliciting people to email them about business in their field. If business in their field is considered to be “junk” by them, than perhaps you would do better not to do business with them. As a general rule, try to keep your initial email volumes low somewhere around 10-20 a day is reasonable. If people do not want to do business with you fine. If they accuse you of spamming, you can send the Google definition back at them and ask if they are seeking to do business in Real Estate. Either way, it is always best to leave your name, email address, and phone number on all your electronic correspondence. You WANT the world to know what you do and you are looking for a mutually beneficial relationship. Remember, you have to SELL the houses you buy as well and the business flows both ways! It's Saturday...

Well it’s Saturday and time to rest up a little bit and recharge my batteries for next week. I know myself and I know that if I don’t take a little down time to reflect and recoup, I’ll be worthless over the long run. My body needs a little time to recover from the week’s madness, excitement and adventures. I'm also hoping to spend some time playing with my son, he's so cool and we have a great time. I'm not sure he looks a whole lot like me, you decide. He's a year old and growing and learning faster than I ever thought possible for such a little person. I'm truly blessed to have this little guy. I’m looking forward to next week, I feel like we’re starting to get rolling on the more enticing aspects of real estate investment. Last week we got to meet Mitch Stephen my mentor here in San Antonio and he gave us some great tips and sent us out on our first assignment. We got to ride out with Yaneira and see that nice check for almost $14K that she’s cashing after only 15 hours or so of work. Then we met Raymond Braun a seasoned investor and business partner of Mitch’s and what a wealth of information he provided me. I’m a lucky guy to have gained access to so many respected and successful people in the real estate world and I know the list of folks I meet will only increase. Everybody loves Friday, the end of the week, the endless possibilities of the weekend…it’s a great time. For me, it’s business as usual, there’s just not enough time in the day to do all that I need to accomplish. For a long time it’s been the case of running out of money before I run out of month, but now I’m running out of day looooong before I run out of work. But luckily for me, I happen to thoroughly enjoy what I do. It’s not often I’ve been able to say that, or ever really, so I feel fortunate and blessed to have such an opportunity. I believe I’m finally the guy who is in the right place at the right time and it feels great. Exciting day winds down…

Well it’s just about quitting time on Thursday. What a busy day we had today, full of lessons and invaluable information. We set out to do one thing today (go over the BizPlan) and got a hot lead on a rehab-in-process that Mitch turned me on to early this morning and we had to change plans. We will go over the BizPlan tomorrow hopefully, but today it was absolutely necessary in that we got a glimpse of the inside world of rehabbing. And an exciting world it proved to be, full of variables, formulas and tons of numbers. I learned an unbelievable amount of information today, in fact, I’m quite sure I will have to watch all the videos of Raymond Braun again just so I can remember all that was thrown at me today. Raymond is a man of integrity, class and has a real down to earth personality that makes him incredibly accessible and easy to talk with. I feel very fortunate that Mitch is inviting me into his inner circle of friends and colleagues. I know that I’m getting one heck of an education and it is my sincere hope that you are following along with us. Today is Thursday, June 21, 2007 and we’re heading down the path to real estate investor-hood (I’m not sure that’s a word) and well on our way to gaining greater knowledge. This morning I will be meeting with Margaret, Mitch’s wonderful assistant, and going over her business plan so she can explain it to me. It’s important that I understand every aspect of building an effective business plan so that I don’t fail right out of the gate. It’s absolutely essential that I effectively construct a business plan for the purpose of attaining private money for building my investment career. So that’s something we’re going to learn about today. I’ll pick it up, go over it with her, study it myself and then tell you all more about it! I know it may seem a little slow right here at first, but it’s entirely necessary that I build a strong foundation from the very beginning upon which to build my future real estate investing business. Finishing up day 3…

What an exciting day it has been. We’ve been all over the city today in the pouring rain, meeting mentors and investors. We’re on track now folks. Today we got to meet Mitch Stephen and what an exciting guy he is, full of energy and ready to get things going. He gave me my second assignment today, to follow successful real estate investor Yaneira Miranda on a mysterious trip to some undisclosed location. After riding out with her, I learned that we were going to a lawyer’s office and were there to pick up a check. She worked about 15 hours on this one project and cashed a check for over $14,000!! I got to see the check, hold the check and shoot some video of the check. That was highly motivational for me, how many businesses allow you to work 15 hours and cash that kind of paycheck??? Not many, I assure you. This is a very appealing aspect of real estate investing, so it’s very inspirational. Hi Folks,

My name is Joe Ponce and I probably need to jump in this discussion as Wes's other success coach. You will see my posts appear as Wealth Address because I am the moderator of the Blog. Watch closely as Mitch begins to mentor Wes and the style he uses. He has spent many years freely giving advice away but NEVER to the extent you will see with Wes.

I know a lot of investors. Some have many courses and books for sale and some have none. I am at least familiar with most of "players" in the industry because these are the people I turned toward when I started investing years ago. I try to go to a seminar per year (funded as a business expense by my company of course). This year we went on the National Real Estate Investors’ Association Cruise and had a ball. I had a lot of fun mixing with the other investors and sharing ideas. We were in the final phases of starting Wealth Address and a number of people were interested in the idea.

I will give you a bit of background on myself so you know the perspective I approach this with. I am not bragging or selling myself short. I am an Army Officer still on Active Duty for about another year and some months until retirement. I have always been a technical guy with a good dose of creativity thrown in. This can be a wild combination and I am never short of ideas or things to think about. However, I do believe in action and Wealth Address is a product of this.

I began my career as a Medical Evacuation Helicopter Pilot in the mid 1980's and served in Desert Storm and another follow-up trip to that wonderful sandbox. I was the guy always interested in how things worked and eventually ended up as the Maintenance Test Pilot and Platoon Leader for the maintenance company for all of the Blackhawk aircraft. Don't confuse this with the Experimental Test Pilots that try to break the wings off airplanes. After we fixed them, someone had to test them out and that guy was me.

In the mid 1990s I decided to change courses and enter the world of information management and have spent the last 10 years doing that. I am in charge of a wonderful crew of folks that manages the network, voice, video, computers, and all of the other electronic systems it takes to make a hospital run. I really like what I do and the challenges it offers. I am also really looking forward to retirement especially after my third trip to the desert during the Iraq invasion. It is just really hot over there in terms of temperature and attitude if you know what I mean.

Anyway, I love investing in real estate and have a good bit of purchases and sales under my belt at probably 500. My business partner and I actually did 44 investment purchases while I was in Iraq via email. So I never believe that “it won’t work where you are” business.
This brings me to another point. My partner a co-coach Mitch lives in the San Antonio market as does Wes is our protégé. This is the same city that “Flip that House” is filmed out of. While I have watched the show, there are a number of things that do not add up to me…like the money spent on rehabbing homes. It is fun to watch and makes for good entertainment but it doesn’t do much for your bottom line.

Lord knows I am not a shy person, but you won’t see much of me in front of the camera. My most precious commodity is time. My wife and I are full time active duty military and we have three wonderful children. My work on the site is often at 2-3am and nobody wants to film me in the dark at that time!

I will pull all of the back-end pieces together of this documentary and move the electrons around so you have fun and learn something. You really have some great investors and people to watch here!

This site is like nothing else ever attempted in the real estate investing world and I hope you appreciate that. We want you to take action after seeing what can be done and look for a mentor in your area. I am not going to push products on you or demand $19.95 in shipping costs to send you some electronic information. At the same time, I am a military guy and don’t like people the WASTE MY TIME! Put the information to good use or get the heck out of the way and let someone else through.

We will provide the majority of the information and occasionally recommend a product but YOU have to take action. This is not a soap opera for entertainment. It is real life, with real people doing real deals. That is my two pennies and for those of you who do not like it…too bad.

Day three, Meeting the Mentor…

Good morning, it’s day three of the “Wealth Address Millionaire Challenge” and today we finally get to meet one of our two main mentors. Mitch Stephen is his name and he hails from San Antonio, TX like myself and is quite a local hero. He has purchased or controlled well over 1,000 properties since going full-time in March of 1996. He invests in just about everything from single family residence to commercial property, manufactured homes, raw land, boat and mini-storage units, large Texas ranches and everything in between. He’s a student of the school of hard knocks and has earned every bit of his success and the respect of others through sheer grit, determination and a whole lot of faith.
