More articles, more products and more sound advice...


I got in touch with Darius Barazandeh a Texas attorney and accomplished real estate investor. This guy knows his stuff and he's agreed to post some articles on our site along with his high quality products. Preforeclosures...

This is a subject I'm interested in learning much more about. Unfortunately for home owners, foreclosures are happening at an alarming rate these days. Preforeclosures then are at an all-time high right now and there is money to be made and people's credit to be saved. A well-timed call or letter to a person in preforeclosure might just save the day for those about to go under. After listening to my mentors, I understand this is a sensitive case and must be handled delicately so as not to offend your potential sellers. You have to let them know you're on their side, that you're providing an avenue of hope to them, a way to get out of the mess they may be in, or may soon find themselves in. Although I have not yet had the chance to put this theory in to practice, I truly believe that if you approach the deal looking for a win-win solution, if you truly have "helping the homeowner out" on your agenda, then the very best deals will present themselves and best of all, you'll be able to sleep soundly at night knowing you did the right thing. I don't know about the rest of you, but peace of mind is something I'm not willing to trade for a few extra thousand dollars. My morals, ethics and integrity are simply not for sale, at ANY price. Making New Friends...

Good morning, hope you had a more restful night than me. My son woke up about 6 times between 12:00 midnight and 2:30am, then he decided he'd just stay awake until 3:30am or so. After that, my sleeping patterns were pretty much thrown off and I couldn't hardly get back to sleep. So now I'm sort of a walking zombie. But that's OK, he's well worth a few sleepless nights! Well I'm starting to make new friends in the business. I've gotten several emails from other investors who want to share ideas, meet, have dinner or buy properties I have (which I don't yet have). My network is growing and will get to a respectable size soon I think. I have several investors in my distribution lists and a few Realtors as well. This network will become my life line to the real estate community and will prove its worth in time. The old saying used to be "he who lives by the sword, dies by the sword" it may well apply to your network now. You will live or die by the size, quality and effectiveness of your network...that's how important it is. I'll continue to build mine daily. Nothing yet, but still working hard...

Good morning, wanted to report that we still have no properties to our name as of yet, but we're hard at work on that task. My brother has gone back to school in Austin, he's at the University of Texas, yes he's a Longhorn and will be graduating this coming May. It has long been my plan to establish a real estate investing business while he's in school so that when he graduates he can join the fun. I trust and respect my younger brother and I know I can count on him. So at the risk of mixing family with business, I think we'd make a highly effective team. All the stands left now is establishing the business between now and then. He's agreed to help me do just that in the interim. He's going to take over much of the mail out responsibilities for me. He has more time during the day as he's only taking 12 hours this semester. He wants to learn as much as he can and help where he can, so that is the arrangement for now. It's my understanding that many investors hire college-age folks to stuff envelopes and hand address them. I'm trying to leverage my time by using human capital, i.e. my brother and his willingness/ability to help. It's a win-win situation and naturally I will share the profits with him on any deal as payment for his toils. Hopefully we're on to something here and we can make a real go of this...we'll keep working at it diligently. A new week ahead of us...

Good morning, I hope everyone had a restful weekend. I had a garage sale on Saturday and then cleaned out the garage after it was over, so a restful weekend had I not. But we did make a little money and we gained a whole lot of room, so it was a rewarding weekend none the less. This week I plan to market much more heavily the lists I have gained of houses that appear to be in disrepair from the street. I will continue to compose letters and send them off in earnest in hopes of making some headway with some of these homeowners. My first deal is long over due and I'm in need of some success. So we'll buckle down and work harder to achieve this goal. Of course now, as my luck has nearly always been in most every arena, the real estate market is quite poor in many ways. But a clever investor can prosper in any market, up or down. So hopefully we can increase our knowledge, work on some deals and weather the storm. I have a feeling that right now, many new folks and some seasoned investors are going down with the ship as it were...a fate we'd like to avoid. Newsletter comments...


Good morning, hope you all had a restful evening and are back for more. I sent the newsletter out on Wednesday like always, and this week I got a few great comments back. From a local gentleman, I got a congratulations on my efforts and a dinner invitation for myself and Mitch. I'll talk with Mitch today and see if he can make it, he's a terribly busy guy as you can imagine. But this gentleman is an investor here in San Antonio and looking to get his start as well. I'm sure we have a lot in common and a mutual meeting of the minds can only improve our individual standings. I also got an email from a gentleman (don't know where he's from) in reference to the posting of "Mitch's Words of Wisdom." In this week's newsletter, Mitch talked about how he as around 600 email addresses for local investors and that he can communicate with them in under thirty seconds. If he's looking to wholesale or looking to buy, he sends a message out to his list and usually by lunchtime he'll have several deals in the works. Still learning...


Good morning, it's Thursday, August 23 and the lessons keep coming. I spoke more in depth with my realtor friend and she explained to me that the list she's sending me are of houses that have already been foreclosed on and the bank owns them now. She said I'd be buying them without disclosures, on an "as is, where is" basis. She jokingly said that I would have to "Bid and light a candle." That didn't do much for my confidence, but did make me chuckle. That seems a little intimidating to me, so I've forwarded the email to my mentors to get their advice. I want to find out if this is something for me or if it's for a more experienced investor. I also would like to know if there is money in this, for everything would be sort of pointless if we went through all this trouble and didn't make any money. Not that I'm an avarice person, but I have bills just like everybody else and the ultimate goal is to replace my J.O.B. with investing money. I would like to enjoy the freedoms that these successful investors tout. I have a million and one ideas of the entrepreneurial nature and would love to one day have the resources to put them into action. Being around Mitch and Joe has awakened that spirit and now it wants out! So I have a lot I would like to accomplish and down the road, I would love nothing more than to leave the "family business" to my son. That would be a feeling like no other. Back at it again...


Good morning, it's Tuesday and I finally got my letters in the mail. I've sent out about 25 today and have at least that many more to go. It will just take some time, I have to do all the work during my lunch break or after work, so it's not all that easy to find the time...but it's something I'm serious about, so I'll make time! My real estate agent friend has included me in an emailing she does once a week of people about to go into foreclosure. So this is a huge opportunity. It's time to increase my education in foreclosures and pre-foreclosures and see if I can make some money there! I'll keep you posted. Tuesday morning, getting ready for business...


Hello there, well I'm happy to report that I was finally able to procure a P.O. Box this morning. This will allow me to send out letters (eventually professionally printed postcards) to possible leads I come across in my travels. In other news, my real estate agent friend (the one that used to work with me at the paper) sent me another lead this morning as well. So I'll be doing a CMA on it and seeing if there's a deal there or not, it could lead to something! Things are started to fall in place and we're going to make something happen. I fully understand and believe that you simply Can Not sit back and wait for something to happen, you'll be waiting a very LONG time. You have to pro-actively go out and get it, if you're hungry enough, you'll come out of your comfort zone to get the food you desire. That's what's happening now. I've been doing my homework, the background work, now it's time to put that knowledge to work for me and generate some business. Hope you had a great weekend...


Well it's Monday morning and we're back for more. I hope you had a great weekend and are all rested up. This week, I'm not sure what it holds in store for me. I hope to get some time with Mitch and see what other tasks he would have me do. I'm still in the process of sending out mail to the houses we cruised and around and wrote down the information on. I would really like to get a P.O. box to put down as my return address instead of my home address. It will look a little more professional perhaps and if I get flooded with returns for whatever reason, I'd rather not fill up my personal mailbox. It's a separation of church and state of sorts. It's just easier that way...the only problem is, the post office just around the corner from my house doesn't have any P.O. Boxes available! So I have to work with what I've got, we'll see how it goes. Weekend's fast approaching, what happens to the time...


Good morning, I hope you signed up for the newsletter in time to receive it yesterday. We've been getting a lot of email from recipients saying thank you for the hints, tips and articles. Today I'll be working on some things for Mitch and Joe, so I don't know how much time I'll get to put into my own career. My A/C unit in my house just bit the dust more or less yesterday, so I have a repair man coming today to replace it for me. That's about $1800 I don't have right now...I HAVE to find a deal soon or I'll be sunk before I have a chance to float. Luckily, working for Mitch has its privileges and with one phone call from him, I had the best A/C guy in town at my house some 20 minutes later. So that was pretty cool, thank you Mitch. Well, you pay the bills, learn from the past and life goes on...hopefully in the not-so-distant future I'll be collecting monies instead of constantly paying them out. It's Wednesday, have you signed up for the newsletter?

Good evening...


Hello there, sorry so late on my entry today. I'm in the process of switching over to DSL and so my internet connection was down most of the day...that and I was meeting with Mitch most of the morning. Been a long day and it's a ways from being over for me just yet. I have to work on some stuff for Mitch as we have another meeting tomorrow morning. It's all website information and sales information, but in formulating the sales pieces for some of his products with him, I'm learning a thing or two. You'll be able to hear all that I've heard coming soon when we get the informational presentation for Homes2Go.Com up and running (hopefully very soon) and you'll get some insider information about the site and how Mitch uses it to run his real estate empire. I also got to catch up with Mitch at the house on Larchmont...if you'll recall, it was the smelly house that had all the garbage piled up high in all the rooms. We met Jason there a while back. Well a few weeks and some $1,600 worth of trash pick up later, and it's looking pretty good. Mitch has decided to try to wholesale it in the time it will take for his rehab crews to finish up his other properties. So we'll keep you posted on how that turns out. Good morning, hope you had a great weekend...


It's Monday yet again and what will this week hold in store? I'm never too sure on that particular subject. I just try to roll with the punches, go with the flow and a few other overused cliches. I think you absolutely must be flexible in this business because things change daily and in some instances hourly. There's a saying in prize fighting that "everyone has a plan until they get hit" and I think that applies perfectly here as well. I had plans to buy that red brick house from my friend for a nice price and sell it for a tidy profit a couple of weeks later...that went right out the door after the first phone call, but it took almost two weeks for the drama to play out just to learn that it wasn't going to happen. I think that's going to happen many, many more times and I'll just have to deal with it! But consider the day lost when you don't learn something new, and I'm constantly learning, sharpening my tools of the trade and increasing my knowledge daily. It's sort of the tortoise and the hare mentality, in the beginning it's quite slow, but I'm sure and steady and in the long run when my education and experience meet up, I'll come out on top. Well that's about all the philosophy I have today, I hope that makes some sense. I'll be driving for dollars some more this week and looking for houses among a few other strategies. A few prospects...


Welcome back. After yesterday's cruising around, we managed to take down the addresses of some 40 houses that may fit the bill. They all either were in disrepair, had tall grass or FSBO signs in the front yard. So now we'll start hitting those addresses with some letters and making our presence known to all, that we're looking to buy houses. I hope to get the letters sent out today. This is another facet of the business, one that you sometimes have to do when you haven't got much of a budget...as I don't have much of one. Once we close and sell our first house, then I may be able to branch out into some of the smarter marketing with T-Shirts, car stickers, magnets, koozies, door hangers, postcards etc. But for now, we'll be taking the cheapest route, hand addressed, typed letters with no great fan fare and perhaps a few days of door-knocking to see if we can get something going. If we can get one or two behind us, that will clear a path for more aggressive marketing solutions, but for now this will have to suffice. If you have any advice for me, I'm always open. Driving for dollars...


Today we're going to head out and cruise through some older neighborhoods where we're more likely to come across homes in disrepair with owners looking to sell. We're going to drive around and get some ideas of houses, write down the addresses and do a little research on them. After that, we'll hit 'em with letters, postcards or phone calls, something to see if we can get our foot in the door and eventually make an offer. The idea is to find the perfect house, offer them some cash to take it off their hands, rehab it and sell for market value. That's the theory, we'll see how it plays out in practice. I hope to get those videos up today or tomorrow. Also, today I'm posting the last video in the 8 part series of Mitch answering questions. This is golden, so make sure you check it out and take notes. I'll also be continuing to work on my full-time job and split my time between the two careers. Slowing down a bit...


Well we may be seeing a substantial slowdown in events for a while. Certain things have come up behind the scenes that are forcing us to stifle some of our collective efforts in the arena of the "Challenge" at least for now. I will still post the videos we have left and try to maintain my blog, but things may be trailing off for a while now. We need to make things profitable in order for us to continue. Wealth Address is information central, however it in and of itself is not a product for sale, therefore it costs us money to maintain it without it bringing a whole lot in. It will eventually be a powerhouse, but it will take time...time is the one thing I don't have in this particular arrangement. So I will be stepping up my efforts behind the scenes to make all things more profitable so we can stay in business and keep offering good information to everyone out there. We love what we do, but in order to do it, we have to shift our focus for now. I hope to be back in a big way in the not so distant future, but this is how it is for now. Well I'm beginning to see that the internet will be my closest ally. It truly is my window to the world and by price comparison, it's much cheaper than nearly every other medium. As I've mentioned before I'm using the http://www.homes2go.com/ System. My sites are nearly fully functional and ready for business. I've been slow moving on a couple aspects myself trying to strike the right balance between a full-time job, family and an investing career. Things are starting to slowly fall into place and hopefully it should all start taking shape very soon. I hope you're enjoying success in your burgeoning career as well. Time to start my email campaign...

Good morning, I trust everyone had a great weekend and got caught up on some much needed sleep. I wish I could say I did, but my wife is still not fully recovered so my son and I got to spend a lot of time together over the weekend. It's a privilege and a blessing to get to play with him, feed him and do all the wonderful things I don't get a chance to do with him during the week at work. Of course it leaves little time for extra sleep, but he's easily worth the trade. Anyway, this week I will start my email campaign and begin drumming up business electronically. I've been gathering email addresses of Realtors through several different means. In San Antonio alone there are over 6,000 Realtors I believe. If you were able to tap into even a small percentage of that resource, think how your business could grow. So I will be doing that and sending out more letters. Soon I hope to purchase a list like the one Mitch advises in his videos (watch them to find out for yourself what kind of list) and then create some postcards to mail to them. I'm excited about this, I see the potential and I see the money in it...and it doesn't really require a whole lot of effort, especially if you leverage your time using the internet. I'm using the http://www.homes2go.com/ system and I highly recommend it, it's easy to use and very effective. Mitch has been using it for years and I don't need to tell you how successful he's been.

Another day wraps up...

Mailing Letters Today...


Good morning, hope you had a good evening. A little rough around here, my poor wife is still ill and has a fever. A feel sorry for her and wish she would start feeling better soon...this has been a tough summer on us! Today I'm going to mail out a handful of letters to houses I've seen just driving home and to appointments. Will it work? I haven't a clue, but if I don't send them, then they surely won't work. So that's what I'm doing, in tonight's blog I'll show you the letter I'm sending and I welcome your advice or comments. Looking for a deal...


Good morning, hope you all had a restful evening. This morning when I checked my email, I got a message from my realtor friend concerning the offer I made yesterday. She said that she will work with us, but that this guy requires offers on a TREC form, that he doesn't counter offer (just asks for another offer), we should give him our final/best offer, if he doesn't bite then walk away. She's dealt with him before and says this is usually the way it goes. So now I'll take this info. back to Mitch and get his opinion...and also find out what the heck a TREC form is, without letting her know that I have no idea what exactly it is! I know it's only $30K or so on the line here, but to me it's the mere idea that I can make money in real estate, any money at all! Mitch made it a point to show me at the very beginning the reality of all this that at the end of the day there is money to be made. He had Yaneira show me a check and Shannon show me a couple of checks too, which drove home that fact and inspired me. So here we are, making offers and trying to get some money generated. It's exciting, I know this may not work out, but there are plenty more where that came from. I'll keep plugging away it. 4. Same scenario, if they default on the loan, is the house yours again? Do they have any claim to any equity they’ve built up?
5. What are foreclosures and quick-sales? What is feasibility and how long should you ask for? Especially in the case of highly motivated (buy it now) sellers?
