This is a subject I'm interested in learning much more about. Unfortunately for home owners, foreclosures are happening at an alarming rate these days. Preforeclosures then are at an all-time high right now and there is money to be made and people's credit to be saved. A well-timed call or letter to a person in preforeclosure might just save the day for those about to go under. After listening to my mentors, I understand this is a sensitive case and must be handled delicately so as not to offend your potential sellers. You have to let them know you're on their side, that you're providing an avenue of hope to them, a way to get out of the mess they may be in, or may soon find themselves in. Although I have not yet had the chance to put this theory in to practice, I truly believe that if you approach the deal looking for a win-win solution, if you truly have "helping the homeowner out" on your agenda, then the very best deals will present themselves and best of all, you'll be able to sleep soundly at night knowing you did the right thing. I don't know about the rest of you, but peace of mind is something I'm not willing to trade for a few extra thousand dollars. My morals, ethics and integrity are simply not for sale, at ANY price. Good morning, hope you had a more restful night than me. My son woke up about 6 times between 12:00 midnight and 2:30am, then he decided he'd just stay awake until 3:30am or so. After that, my sleeping patterns were pretty much thrown off and I couldn't hardly get back to sleep. So now I'm sort of a walking zombie. But that's OK, he's well worth a few sleepless nights! Well I'm starting to make new friends in the business. I've gotten several emails from other investors who want to share ideas, meet, have dinner or buy properties I have (which I don't yet have). My network is growing and will get to a respectable size soon I think. I have several investors in my distribution lists and a few Realtors as well. This network will become my life line to the real estate community and will prove its worth in time. The old saying used to be "he who lives by the sword, dies by the sword" it may well apply to your network now. You will live or die by the size, quality and effectiveness of your network...that's how important it is. I'll continue to build mine daily. Good morning, wanted to report that we still have no properties to our name as of yet, but we're hard at work on that task. My brother has gone back to school in Austin, he's at the University of Texas, yes he's a Longhorn and will be graduating this coming May. It has long been my plan to establish a real estate investing business while he's in school so that when he graduates he can join the fun. I trust and respect my younger brother and I know I can count on him. So at the risk of mixing family with business, I think we'd make a highly effective team. All the stands left now is establishing the business between now and then. He's agreed to help me do just that in the interim. He's going to take over much of the mail out responsibilities for me. He has more time during the day as he's only taking 12 hours this semester. He wants to learn as much as he can and help where he can, so that is the arrangement for now. It's my understanding that many investors hire college-age folks to stuff envelopes and hand address them. I'm trying to leverage my time by using human capital, i.e. my brother and his willingness/ability to help. It's a win-win situation and naturally I will share the profits with him on any deal as payment for his toils. Hopefully we're on to something here and we can make a real go of this...we'll keep working at it diligently. Good morning, I hope everyone had a restful weekend. I had a garage sale on Saturday and then cleaned out the garage after it was over, so a restful weekend had I not. But we did make a little money and we gained a whole lot of room, so it was a rewarding weekend none the less. This week I plan to market much more heavily the lists I have gained of houses that appear to be in disrepair from the street. I will continue to compose letters and send them off in earnest in hopes of making some headway with some of these homeowners. My first deal is long over due and I'm in need of some success. So we'll buckle down and work harder to achieve this goal. Of course now, as my luck has nearly always been in most every arena, the real estate market is quite poor in many ways. But a clever investor can prosper in any market, up or down. So hopefully we can increase our knowledge, work on some deals and weather the storm. I have a feeling that right now, many new folks and some seasoned investors are going down with the ship as it were...a fate we'd like to avoid. Well I'm beginning to see that the internet will be my closest ally. It truly is my window to the world and by price comparison, it's much cheaper than nearly every other medium. As I've mentioned before I'm using the http://www.homes2go.com/ System. My sites are nearly fully functional and ready for business. I've been slow moving on a couple aspects myself trying to strike the right balance between a full-time job, family and an investing career. Things are starting to slowly fall into place and hopefully it should all start taking shape very soon. I hope you're enjoying success in your burgeoning career as well. Good morning, I trust everyone had a great weekend and got caught up on some much needed sleep. I wish I could say I did, but my wife is still not fully recovered so my son and I got to spend a lot of time together over the weekend. It's a privilege and a blessing to get to play with him, feed him and do all the wonderful things I don't get a chance to do with him during the week at work. Of course it leaves little time for extra sleep, but he's easily worth the trade. Anyway, this week I will start my email campaign and begin drumming up business electronically. I've been gathering email addresses of Realtors through several different means. In San Antonio alone there are over 6,000 Realtors I believe. If you were able to tap into even a small percentage of that resource, think how your business could grow. So I will be doing that and sending out more letters. Soon I hope to purchase a list like the one Mitch advises in his videos (watch them to find out for yourself what kind of list) and then create some postcards to mail to them. I'm excited about this, I see the potential and I see the money in it...and it doesn't really require a whole lot of effort, especially if you leverage your time using the internet. I'm using the http://www.homes2go.com/ system and I highly recommend it, it's easy to use and very effective. Mitch has been using it for years and I don't need to tell you how successful he's been.
