Well, the rain is back...


Looks like I spoke a little too soon this morning, we got hit with a torrential downpour this afternoon. It's been raining hard and a lot, all in a really short period of time, the city is ripe for flash floods, I hope everyone is being cautious out there. Today we got to check out El Charro with Jason again, it looks great and is only a few wall outlet covers away from being completely finished. He invited us to come back and check out the open house in a couple of weeks if he still has the place...he's already got a dozen or more calls on the place. Hopefully tomorrow we'll get to meet up with Willie at the house on Lullwood, it was a little too wet today, but with any luck tomorrow will be better for our cause. Also tomorrow, there's a pretty good chance I'll finally catch up to Mitch and get some more direction. He's been swamped ever since coming back from Mexico, so if we can get some face time with him at all this week, we'll have been lucky to do so. Jason taught me some more about how the rehabbing process works. He explained that he uses a general contractor for the jobs and that the "GC" will get the necessary crews and run them accordingly to ensure they stay under budget and do a respectable job. That way Jason only has to talk to one person instead of to every single person on the job i.e. plumbers, AC/HVAC guys, electricians, cement guys, carpet guys, sheet rock guys and the list goes on. It takes some of the pressure off Jason and frees him up to worry about other existing jobs and lets him focus on gaining new business. It costs a little more money to go this route, but like Jason says, "you get what you pay for" works both ways...pay a little more and get a better quality product. I can understand that logic. Jason, thank you for the insight and great tips you continue to give me, they will prove worth their weight in gold very soon, I have no doubt.
