Had a deal come in through the internet...


Well I had my first deal come to me through the internet today! I created some small distribution lists from the realtor magazines that I picked up a while back and sent them out via my WesBuysHouses/WesSellsHouses websites and happened to send one to an old co-worker of mine from a former job. So we hit it off and she's sent a deal my way...that's the power of http://www.homes2go.com/ or RealEstatePowerMarketing.Com as it will now be known. Mitch was right, I think my first deal WILL come to me through the internet! It's a small house near downtown, he wants $35,500 for it and it has an After Repaired Value of $59,000...it will require $6,000 worth of rehab (according to the investor who's selling it) we've offered $25,000 pending an inside inspection and the approval of my business partner...Mitch. So we'll see what happens with that...but I'm excited about it, things are moving in the right direction even if this one doesn't work out, I feel like I'm doing the right things finally. More questions answered...


Good morning, I hope you've started watching Mitch's new videos. These are the answers to the questions we all seek. He addresses such things as "How to find properties?" "Doing Business As status," "How much do you ask for a wholesale?" and so on. This series of video question/answer sessions should jump start your learning and get your career well on its way. In fact today, I'm putting into action some of the methods he discusses in the videos. I'm mailing out letters to houses I'm interested in purchasing. He describes exactly how to send them and what to write in them all the way down to what kind of stamp to use. If you're interested, you have to watch the videos. Great day, tons of progress...


You guys have got to watch the videos...I shot video for almost an hour straight with Mitch today...what a rare opportunity and what a huge improvement for me! He talked on every subject I could think of. He answered questions straight for an hour, over 30 questions were asked and unbelievably insightful answers were given. New week, new hope...


Good morning, hope you all had a wonderful weekend. We got a nice reprieve from the rain here in San Antonio and the sunshine was much welcomed. Today I hope to get more time with Mitch and get a few more questions answered. I'll post five of my questions here today in this blog and five tomorrow and so on until I get them all posted. Also, I happened across an advertisement for a realtor who happens to be someone I worked with at the newspaper about 4 or 5 years ago...she's a realtor now, but used to work on the website at the paper. Friday night wrap up, the clock is ticking...


I'll keep this short and sweet, been a long week and ready for the weekend. Tomorrow I hope to meet with Mitch and get some more information from him, if I do, I'll get it on video and post it as soon as I can. Still having trouble with Google and my editing equipment, so I'm sorry the other video has not yet been posted...but I am working on it. I would like very much to hear from people out there that are watching and reading this blog. I need to know there is an audience and that this thing is working even a little bit. There's a strong chance that the plug could be pulled on this whole shebang soon if our viewership/newsletter sign ups don't increase in a big way. Greatness courts failure...


Have you ever been so close to something you want so badly but start feeling it slip away? That's where I am currently. I can see the shore, this veritable paradise island, but I fear that I won't get the chance to sail into port. I'm nearly at the point where I have to jump and swim for it...problem with that is if you don't make it to your destination, you simply don't make it...straight to the bottom for me and all my dreams. So let's hope that doesn't happen. We have a few more tricks to try and see if we can turn things around and stay in the game. Oh well, what can you do? Give it your best shot and keep fighting 'til the fighting's done, we'll see how it turns out. I'm going to work diligently to get Mitch's video (Part I) up on the site today, hopefully I will be less technologically challenged today. If I could get even one thing to work for me, that would bolster my confidence and put me back on track. We'll keep plugging away at it and sooner or later (preferably MUCH sooner) we'll win one. Long, stressful day...


Well, I got to meet with Mitch today and he had a lot of useful information for me. He answered a couple of my burning questions and offered me some insight into how to find properties, how to do some marketing and even the formula for making a deal. You have to watch the video, it's full of useful information. We've been missing Mitch's presence, I enjoy the guidance he offers and the instructions are priceless. I hope you enjoy the interaction as much as I do, he's a lot of fun, but never fails to offer advice that will eventually translate into dollars. The pace is up to you. I'm trying to get the videos up so you can enjoy them and learn, but I'm having a little technical trouble, as usual, so they may have to go up first thing in the morning. One is too long for YouTube and Google's video uploading device is currently not available, story of my life. Anyway, I'll get them up there as fast as possible. It was a bit stressful today as I still don't quite know my fate with http://www.wealthaddress.com/ yet, I was hired on to work for 6 months and that deadline is fast approaching and they don't know if they can afford to keep me. Obviously they have enough money, but they want the website to pay me so they don't have to...it makes sense, at the end of the day, they are businessmen. It's just a little, scratch that, A LOT stressful with a wife and young child at home and me not knowing whether or not I will have a job in a month's time...and my real estate investing career isn't exactly stellar at this point. I'll just have to buckle down more and try to figure out ways to make WealthAddress more profitable and hurry up and close my first RE deal so I can stay afloat. It's hard, stressful times and I'm not in an enviable position for those reasons, however, on the flip side I am in a great position to still have the opportunity to talk with two great investors and learn from them. So that's what I'm doing, learning, working and working some more. Things will work out the way they are supposed to, things have a way of doing that...we'll make it! Rain, rain go away...


Well it's not raining right now, which is a good sign. Of course lately it seems to rain the hardest just as I'm about to make the trek outside to my car, so we'll see how that goes when I leave to meet Mitch at noon. My ceiling is looking worse, yesterday the rainfall was so constant that I fear the problem may have grown exponentially. It's always something you know. But as I have heard many times "this too shall pass." We'll make it. Today I get to meet up with Mitch at long last. I hope he has some great news for us, we could sure use some I'll tell you what. I hope to get a chance to ask him some of the questions I've put together, they're pretty good ones I think. If he answers them (and I can understand the answers) then it will advance my real estate knowledge and my investing career itself, to a whole new level. I'm excited about that. I'm not an overly patient person, I like to think about things for just a little while, size 'em up and go for it. I met my wife in June of '02, asked her to marry me in September of '02 and we tied the proverbial knot on January 25th of '03. When I see what I want, I go for it...good, bad or otherwise, I go for it. Luckily my wife turned out to easily fall in the "good" category of the above equation. Anyway, that's what's on the agenda for today, meet with Mitch, maybe bend his ear for a bit then see what assignments he has for me. P.S. the picture above is a rough idea I'm tossing around for a logo of sorts for my buying site, now I'm no artist and I find Photoshop just short of impossible to understand for a rookie user and my creativity is for some reason as of late, severly crippled...so knowing all that, what do you think? My last name is O'Neill...hence the shamrock. It's got potential, once I turn it over to some of my graphic design artist friends, it will look a lot better.

Tomorrow may prove to be even better...


Today was a little slow, we couldn't hardly get out of the house because the rain has been so heavy nearly all day. I'm growing weary of such continual rainfall, perhaps it will soon dry up for a day or two and give us some much needed relief. Besides, I'm tired of typing about rain! I went ahead and posted some video I shot a month or so ago in the time of sunshine. So you'll see a drastic difference in the weather on these videos. Mitch wanted me to come down to his office and see how he utilizes his building for more than just housing his headquarters. Watch the video and you'll see what I mean. It's simple yet, profoundly effective and one deal easily pays for the whole thing. Well I got in touch with Mitch today and he promises me that I can meet with him tomorrow at noon...high noon as it were and we'll discuss my future and just where it will be heading. So I hope this is a productive and profitable meeting with good sentiment, excellent instruction and some needed advice. I hope to ask him a few questions, if he has enough time set aside for me to delve into some things I'm looking to learn. Tomorrow's conversation with Mitch should prove to be highly valuable to all investors, no matter your current level of expertise...or complete lack thereof as in my case. Pouring rain and power loss, ominous beginnings...

Good morning, I thought for a minute there I wasn't going to be able to do my morning blog. Actually for a little over an hour and a half I didn't think I was going to get to sign in this morning. We've been getting drenched again all morning and this time the rain brought its more aggressive cousin lightening and we've been dealing with small power outages and loss of internet connectivity. Just another day in paradise my friends. In other news, my ceiling is starting to look worse since the rain won't EVER let up...not happy times. We'll survive, I've had far worse things go wrong in my house, not this one, my first house. I won't go into it now, but it was collectively one of the worst experiences of my life, owning that particular home. But, bridges burned and lessons learned...home ownership is a full-time job and you definitely have to learn to take the good with the bad. I'm not sure what's on the agenda for today, with the weather so poor as it is, it's hard to say whether we'll be out and about or not. We'll have to wait it out and see what the day brings us. Besides, the bosses have handed me a tidy little list of things they want done for work, so that should keep me busy for a while as well. Remember, I have to make a career of Real Estate investing while maintaining my full-time job...it's a delicate ballet that I have to dance with perfection to keep my job and build my future career...not nearly as easy as it sounds in theory. Wrapping up the day...


Another day down and another day closer to our goal. Although I didn't get a chance to talk to Mitch again, the fates will not let us connect this week it would seem, I did get a chance to meet up with Willie at Lullwood. You wouldn't believe the changes they've already made. The kitchen is gutted, completely, they've got new door plans and walls torn down...they've even got the new bedroom addition half built. It's amazing the quality of work these guys do in such a short time. Sorry for the light in the video that's a risk you run on rehabs, little or no light/electricity. We were unable to take a walk around the house to check out the addition due to the continued inclement weather. It's tough to not let the rain dampen your spirits...it's important in the cycle of life (I keep telling myself) even though I would like to have it dry out for a while. I found a leak in my roof around my fire place chimney, so now I have a small 6 inch bubble starting in my bedroom ceiling (that butts up to the fireplace). That does not make me happy. I can ill afford to fight mold or replace ceilings or pretty much anything at this stage of the game. I gotta make my first deal soon. I will work diligently towards that this week and see what I can come up with. I may have to venture out on my own and see what I can get done until my mentors can break free from their other obligations to instruct me further. They're in a tough spot trying to run their own successful businesses and keep me going too...especially after coming back off vacation. I appreciate their position and wish them the best. But all the same, we'll see what we can get done and then we'll run it by them and see what they think. Thanks for sticking with me so far, I hope you keep watching, reading and learning every day. More rain, more education too...


Good morning, hope everyone had a restful evening and all is well. Yesterday's weather was a bit of an anomaly here in San Antonio. We started out with sunshine and blue skies, but by 3:30p.m. or so, a horrible torrent of hard, unending rain emptied out of the heavens and onto our already soaked city streets. Within minutes, the highways and bi-ways were half flooded and nearly impassable...at least for those of us in low to the ground sports cars. It's an amazing thing, nature, you have to respect it always or risk becoming a victim of it. Anyway, today there's a rumor that we might get a sit-down with the man himself, Mitch. He's been trying for several days now to clear his schedule enough to make a little time for me and I think today just might be that day. I'll be interested to hear what he has to say. In the meantime, I'll keep reading articles at http://www.wealthaddress.com/, marketing the site, working on my own sites and building my base knowledge by any means available. I hope you do the same. Well, the rain is back...


Looks like I spoke a little too soon this morning, we got hit with a torrential downpour this afternoon. It's been raining hard and a lot, all in a really short period of time, the city is ripe for flash floods, I hope everyone is being cautious out there. Today we got to check out El Charro with Jason again, it looks great and is only a few wall outlet covers away from being completely finished. He invited us to come back and check out the open house in a couple of weeks if he still has the place...he's already got a dozen or more calls on the place. Hopefully tomorrow we'll get to meet up with Willie at the house on Lullwood, it was a little too wet today, but with any luck tomorrow will be better for our cause. Also tomorrow, there's a pretty good chance I'll finally catch up to Mitch and get some more direction. He's been swamped ever since coming back from Mexico, so if we can get some face time with him at all this week, we'll have been lucky to do so. Jason taught me some more about how the rehabbing process works. He explained that he uses a general contractor for the jobs and that the "GC" will get the necessary crews and run them accordingly to ensure they stay under budget and do a respectable job. That way Jason only has to talk to one person instead of to every single person on the job i.e. plumbers, AC/HVAC guys, electricians, cement guys, carpet guys, sheet rock guys and the list goes on. It takes some of the pressure off Jason and frees him up to worry about other existing jobs and lets him focus on gaining new business. It costs a little more money to go this route, but like Jason says, "you get what you pay for" works both ways...pay a little more and get a better quality product. I can understand that logic. Jason, thank you for the insight and great tips you continue to give me, they will prove worth their weight in gold very soon, I have no doubt. Good Monday morning, the sun is shining...


Stop the press, can you believe the sun has made a guest appearance here in San Antonio? It's a welcome change from the storm clouds that seem to plague us daily. I know rain is important, and provides the sustenance of life and all, but man, every now and then it's good to see the sunshine. Anyway, I hope you all had a great and restful weekend. I was in Comfort, Texas this weekend visiting my folks out at their place. It's always relaxing for me to leave the cities and suburbs in exchange for some country living. They have some 25 acres or so out there and it's just a relaxing little get away for me. Plus I get to see my parents and they in turn get to see their grandson, so everybody wins.

Today I hope I hope to get out to El Charro to meet up with Jason and see the final product, with any luck they got the dumpster hauled off over the weekend. We'll have to wait and see. Also, if we can get a hold of Willie Rangel over the next day or so, he's Mitch's full-time real estate agent, we may get to run down to Lullwood again. If you'll recall, that's the house where we caught up with Mitch, Willie and Dario as Mitch went over rehab plans for the house if he were to buy it...and he bought it, so the rehab is currently in progress. I would love to see how the new bedroom add-on is going and see what they decided to do with the garage. So if we can swing that meeting, then we'll try and hook up with Willie on the South side of town today for a quick walk-thru. Also, if Mitch has time, it would be great if I could get in front of him today and ask him a few questions. We have a few leads we've found on our own (my brother and I) and I would love Mitch's opinion on where to go from here. So, lots of things to do today and with a little luck they will all fall in to place so we can get them accomplished. The weekend is here, be safe and dry...


If you're in San Antonio or the surrounding areas, you know what I'm talking about. We're under a flash flood warning for most of the evening and it doesn't look like there's any real break in sight. We're going to have webbed feet and gills by the time this summer closes. It's good for our aquifer and we should be thankful...however, I have a creek of sorts that runs behind my house and I'm quite sure the mosquitoes will prove to be unbearable when this starts to dry up. Oh well, you have to take the good with the bad I suppose. Today we missed Mitch by mere minutes, I was afraid that would happen...he's got a lot on his plate and little time to spread around to all those in need. We'll anxiously await our turn and when we get a chance, I'm sure he'll have some encouraging words for us and get us back on track. I did get to speak with Joe today and he's doing great. He's back home in Georgia and looking forward to the weekend. He had some information for me about manufactured homes, but he kept getting interrupted by phone calls (he's popular too now upon returning home) so we'll have to wait for that information a bit longer. Well things are going well, a little slow right now, building the foundation takes a while, but it's key to our future success. Friday once again...


Questions, that's the theme for today. Hopefully we'll get a chance to ask some and get some great answers that will put us on the right track. Well the week is winding down, but the lessons keep coming steady and true. Today we should get a chance to talk to Mitch again and gain some more insight from him. Also, weather permitting, we will hopefully get a change to meet with Jason Stephen again at the house on El Charro. I believe it's finished now, but they were having some trouble getting the dumpster removed from the front yard. I think it's gone now, so we might get a chance to sneak over there and get some finished-product shots. Maybe we can ask him what projects he has up his sleeve and maybe get a little more information from him about his marketing strategies. I would love to know what the status of the house on Larchmont is...did they wholesale, are they rehabbing, questions, questions, questions. I would also like to go over a few of the questions my brother and I put together for the mentors. I think these are questions that many of you have and would like answers to as well, so with any luck we'll get to those over the next week or so. I believe there's somewhere around 25 questions ranging from deal finding/deal making to financing percentages and what sort of professional services are required to everything in between. So I'm looking forward to getting some answers, once I have that information, it will build my confidence and empower me to more easily do the tasks that will soon be set before me. Quitting time...

Well it's Thursday evening and we're wrapping things up yet again. Today I posted the interview with Orlando Rodriguez, the President of SAREIA (San Antonio Real Estate Investors Association) and if you've watched, he's got a great sense of humor doesn't he? It's a little long, but it's very insightful and entertaining, I hope you take the time to watch it. Tomorrow I hope to get with Mitch and go over a few things concerning my www.Homes2Go.Com website and discuss whatever my next assignment may be. Also, I hope to get with Jason Stephen tomorrow for a final walk-thru of El Charro, it's supposed to be finished (of course it's been raining so hard all week here, I hope that hasn't slowed them down anymore). I can't wait to see the final product, I know Jason is proud of it...he's even got an investor out of California already looking to purchase the home! We'll talk to Mitch tomorrow and maybe Joe if I can get him on the line and we'll get things moving along again. The last couple of weeks have been a bit rocky with my computer/cell phone problems, never ending sinus infection, wife and son on vacation and of course the bosses out of town. But I think things are about to return to normal...whatever normal is in the chaotic world of real estate investing. Let the games begin...


Well it's Thursday morning and my mentor Mitch is back in town. That means new assignments and more advice for Wes. I'm looking forward to hearing what's in store for me now. I'm sure his mind was thinking of a million new things for me to do while he was on vacation. That's the way Mitch works, when his hands aren't busy at the task before him, you better believe his mind is...he's thinking all the time. If you sit with him, say over lunch, even in that hour or so you have with him, you'd better bring a pen and paper because something he says in that time will be solid gold. It's amazing to watch him work, he'll have ideas that spawn from other ideas and the hardest part is simply keeping up with his thought process and keeping it all straight in your own mind. That's a skill I'm hoping to hone as I spend more time with both he and Joe. I want to develop that entrepreneurial spirit and mind set and by sheer virtue of proximity with two guys who are adept at that line of thinking and acting, should put me on the fast track. Good evening, hope you stayed dry today...

I can't believe it's still raining out, seems like San Antonio is going to wash right off the map. Well I believe Mitch will be back in action tomorrow, so if we're lucky maybe we'll get a few minutes with him. I can only imagine how popular he'll be with everybody now that he's back in town from vacation. If we can't get with him tomorrow, perhaps Friday then. I'm anxious to hear about his trip and get more guidance.

I have two names, you see when I purchased the Silver Package from www.Homes2Go.Com, I received two websites, a home buying site and a home selling site. It's important that you have two distinct sites to ensure you're addressing the proper needs of the right folks coming to you for business, because some will be selling and some will be buying. So the names I've chosen are...well I guess you'll just have to watch the video, or you could (and really should) sign up for the free newsletter, I'll reveal the names there as well (I feel like we need some sort of suspense, make you think on your feet a little bit). Anyway, tomorrow we'll try and put the finishing touches on my sites and showcase them for you...of course they will perpetually be works in progress, but you'll get the idea at least. I have also put together a list of questions, which I mentioned earlier, so hopefully we can get to those over the next week or so. With both mentors either on vacation or just returning from, you can imagine how short they are on time, so I'll be fortunate to squeeze out a few minutes with them here and there. Wednesday, July 18th, good morning...

Today I'm going to post the video of Mitch and me discussing the names I picked for my online investing company. We'll get to hear if Mitch approves of my choices or not. I'll also include links to the two articles he mentioned in the previous tapes in today's upcoming newsletter. Also, while Mitch was out of town last week, I shot some video for my own edification. I got a chance to interview Orlando Rodriguez, the president of SAREIA (San Antonio Real Estate Investors Association). These are the guys who named their space after Mitch. So I got to talk with Orlando in the "Mitch Stephen Investment Center." If that's not a testament to the guys' talents and fair business practices, I don't know what is. There are over 700 members of SAREIA (somehow they managed to keep the naming after him a secret until they dedicated it to him) and they all respect Mitch and value his friendship and advice. I'm definitely with the right guy here, and you are too if you're following along. So anyway, we shot this video and I'm sure it will make Mitch turn red with all the compliments, and friendly ribbing. Orlando has an unbelievable sense of humor and is a blast to talk to. The video is pretty long, Orlando feels passionately about what he does and about his friendship and partnership with Mitch. So I'll probably have to do it in two segments, but it's a great conversation, Orlando's an enlightened guy with a great, dry wit. You'll enjoy the clips. We didn't get a chance to put up the "choose a name" video today, but I'll put it up on the site tomorrow. I had trouble finding it after my computer break down, but I tracked it down and it'll be up tomorrow. Today we got a chance to cruise around on the Southside of San Antonio and get familiar with some neighborhoods there, perhaps future hunting grounds. Even more importantly than that, I got my www.Homes2Go.Com site set up today. Tomorrow I will try to pretty it up (personalize it) and then start taking screen shots so you can get a look at how it works. It's going to take me a while to figure out how to use all the functions and use them effectively, but we'll stick with it. I have no doubts that this will prove to be a highly efficient partner in my real estate business. It won't take lunch breaks or sleep at night, it will just work and work for me, all the time and that's exactly what I need...it's what you will need too, eventually if you wish to take your investing to the next level. Or in my case, if you want to cut down the learning curve, this is an excellent way to jumpstart your career and move yourself further along down the track. I'm sure both Mitch and Joe will tell you from experience that if they had access to this type of tool at the beginning of their careers, they would be at least twice as far along as they are now and they're pretty far along as it is. They know and understand the value of a global internet presence and use it to the fullest extent. This is an exciting step in my career. Once Mitch gets back in to town, we'll go over some things and get some tips on tape and you can learn a little more about how it works. Also, I've come up with a list (with the help of my brother) of questions for Mitch and Joe and I think everyone will benefit from the answers. Another wrap up...

We're finished with another Monday and I hope you got to watch the videos of Mitch discussing that unbelievable deal for $92,000. Monday morning, back at it again...

Good morning everybody, hope you had a great weekend. Mine was pretty great, my family has returned home to me, so I'm on cloud 9. I have my wife and son back in my arms and I couldn't be happier. Unfortunately I'm still fighting this sinus infection and am now on my second round of antibiotics, with any luck this will do the trick and I'll finally get better. This week, we're going to move things online and build my virtual office. This will make me feel a little more official and make things even more real. Mitch promised me my first deal would more than likely come from the internet and I'm starting to believe him. You can just do so many things with a virtual office, if you've partnered with a company that can provide a powerful backend that lets you customize your business. That's what I have found in www.Homes2Go.Com, so I'm looking forward to getting that going and that's what I will be concentrating on this week. Once it's in action, I can start building distribution lists and mail out messages about my business and countless other actions so essential to my continued success. Friday night...

Well, another week down and another week closer to my goal of becoming a successful real estate investor. I hope you're following along. We're learning a lot of useful things and I have a feeling when Mitch gets back in town, we'll be burning up the streets looking for our first deal. Today we got to see El Charro again and although it isn't quite finished, it's looking much better. It has the carpet now and the driveway has been poured. The ETA on completion is now looking like next Tuesday, so we'll head back over there then to get the final walk-thru. I'm still having a little trouble accessing the server/backend of the site to post the videos, but they are up on YouTube. Friday's here once again...

It's Friday folks and I can't wait...my wife and son return home to me today and I miss them something awful. Their arrival should brighten my day ten-fold and put a smile on my face that won't soon dim. We close out another day...

Wow, I got to see a unique house today, thank you Jason. It is definitely a diamond in the rough. The videos are up on YouTube under the name Larchmont. Unfortunately, we're having a slight problem with the server and so I am unable to get the videos up on www.WealthAddress.com right this minute, but we should have them up tomorrow. But anyway, you gotta see this house. The video doesn't do it justice, you had to be there...you had to see and smell this house to fully appreciate it! It's hard to believe that after some TLC and about $50K, this house could very well pull in close to $300,000. That's pretty good considering it was purchased for somewhere around $130K. This house is a beast though, it's big and sprawling and the floor plan makes less than no sense and it just goes on and on. It has this mother-in-law suite that was started but not quite completed. It's an interesting house to say the least, but I'm starting to be able to see the potential in such homes. It will probably take many years to fine tune such a feeling, but I think I have a rudimentary base set of feelings and elementary understanding of some of the features that make a house (if priced well) a good investment. Thank you Mitch for letting me spend some time learning from Jason, he's a great guy and always willing to help. You can tell he's not afraid to roll up his sleeves and get his hands dirty if necessary. I'm quite fortunate to get to meet so many nice people, it's a relief to meet so many genuinely happy people. In my former life on the Corporate America scene, sadly, happy people were a rare commodity...including myself among the not so happy. I'm a little bummed now to be honest with you, just been a bad couple of weeks for me. I've been sick for two straight weeks now (and not getting much better), my computer is back, but it's only a shell of what it once was and continues to be a source of great frustration and endless irritation (I'm not a very patient man). I also miss my wife and son terribly, they've been gone since Sunday and this officially marks the longest amount of time I've ever been away from either of them...not a record I look forward to breaking anytime soon. My hats off to the brave men and women in our armed forces that do this sort of separation on a regular basis for many years at a time. It must be quite hard, nearly unbearable for them, they are all heroes in my eyes, for a plethora of reasons, but family sacrifice is probably chief among them. We should all thank them for safeguarding our way of life and making it possible for us to enjoy the freedoms we have and we should certainly not take them nor our freedoms for granted. Anyway, just been a rough couple of weeks, but I feel like good things are on the horizon...we'll see how that power of positive thinking thing works out (I'm trying hard), keep your fingers crossed. Thursday morning...

Good morning, hope everyone had a restful evening. Today we will try again to get with Jason Stephen to checkout the house on Larchmont and maybe some others if he has time. I'm terribly excited to get that aspect of my business up and running. By doing so I think it will seem more real and that will further motivate me. I'm on the right track and this will cement that idea in my mind. Slight change in plans...

Well we didn't get to see the houses today as I had hoped. Jason's attention was required elsewhere and he was unavailable to give us the tours today, but he said tomorrow looks good. So we'll try again tomorrow to see some more houses and learn a little more. I got my computer back today, it's still not up and running yet, but it's in much better shape than it once was. So there is a bit of light at the end of the tunnel and I'm relieved to say that the light doesn't look like that of a train, so things are slowly getting better. I suppose these things just take time. I'm hoping to get over this sickness soon so I'll have more energy and life will be a little easier on me. Tomorrow should prove to be a bit more entertaining and interactive, thanks for being a part of this show, I hope you're learning at least a little bit. Wednesday, July 11 lets see some more houses...

Good morning, today we're going to try and see another house or two that Mitch has purchased and is about to begin work on. Mitch is out of town on vacation, but he's arranged another meeting for me with his son-in-law Jason Stephen. So Jason will be giving me another tour around a different house today, one that is as of yet untouched. This will be a great lesson in pricing a job and getting an idea of how raw a house can start and how polished it will become once finished. I'm looking forward to it, hopefully Jason can give us some rough estimates of costs on things such as paint, flooring etc. Raymond Braun did an excellent job of telling us how to estimate, I'm interested to see it from a different perspective. The more methods I am exposed to, the larger my war chest will become, providing me with multiple avenues for problem solving. So that's the plan for today as far as ride outs are concerned. The other plan for today is to talk with the people at www.Homes2Go.Com and start getting my internet presence set up. H2G.Com is a multi-functional backend for a virtual office (it's actually much, much more). It will allow me to have a virtual store front, lend credibility to my business, provide me with unbelievable interactivity with my site and clients (to be) and also offers tips and strategies on marketing my company. Along with all that, it actually serves to bring leads to me, both active and passive. I will become part of the www.Homes2Go.Com network and every success the site has, I'll get a piece of in the form of leads and advice. This thing is a machine. I know because it's what Mitch uses and I've worked with his site www.Homes2Go.Net nearly everyday. If you're wondering, yes, Mitch and Joe co-own www.Homes2Go.Com, they built it with the idea of having a method of taking their businesses online and having them powered by the very best technology available. Once it started working for them, they realized that others could stand to benefit from its powerful capabilities. So they just recently started making it available to others. I'll be one of the first to get set up in the system and I can't wait. It's much like fishing, the more hooks you get in the water, the more likely you are to catch a fish. With an internet presence, I'll be in business 24 hours a day, 7 days a week, when I'm fast asleep, my computer will be working for me. This, I'm very excited about, it's like having a partner that never sleeps, never complains, doesn't split your profits and works incredibly efficiently at every single task laid before it. I'm excited and passionate about this if you can't tell. So, I can't wait to get this set up and get in action. Mitch assures me that my first deal is far more than likely to come from the internet. We'll have to wait and see. Mitch and I shot some video a while back about starting up a website for me, but he decided to hold off on using it because he wanted to make sure I had a strong enough foundation in the real world application before I moved into the virtual world of real estate investing. So I'll probably post those videos later on today or tomorrow. They will appear out of sequence simply because they say that this will be my first assignment, which we know was not my actual first assignment, but if you can get past the semantics, the message is strong and fits perfectly now. Quitting time once more...

Well it's been a long day, but a day full of learning and exposure to new things. I got to spend some time with Jason Stephen this morning at the house on El Charro. Thank you Jason for talking with me this morning, answering my questions and for offering me advice. I hope to talk with you at length about what you have learned on your path to success so that I might duplicate those things. And of course, thank you Mitch for getting me in front of Jason, he's a very insightful guy, down to earth, easy to talk with and incredibly knowledgeable. It was a good meeting, so good in fact that I plan to meet up with him again tomorrow at yet another house that Mitch has recently purchased. This one I believe has not yet had any rehab work done to it, so we'll be in on the ground floor as they say and can follow this house from the beginning. Mitch has me working on a few other things in the meantime, reading, planning and strategizing all the time and keeping me focused on the goal ahead...making my first deal. It's time I have a strong, professional internet presence, and so he's put me in touch with the people at Homes2Go.Com and they're going to get me set up with my very own virtual office. This is a huge step and a serious move forward in my burgeoning real estate career. Over the next few days I'll be working towards getting that going and all the elements it takes to set that up. I'll film and screen capture as much as I can so that you understand what I'm doing and how I'm doing it. According to both Mitch and Joe, this will be key to the success I hope to achieve. Mitch is on vacation, still no time to play...

Good morning, it's Tuesday July 10 and Mitch is heading for Mexico for some R&R and he'll be gone for a while. But as I mentioned in last night's blog, he's left plenty of tasks for me to take care of in his absence. Of course the hotel he's staying in has wireless Internet, so he can offer me encouragement and advice from afar if so necessary. Today we hope to meet up with Jason Stephen and take a look at one or two properties that he and Mitch are working on. That should be entertaining and enlightening, we'll get to see a little more of the investment process at work here. Jason's a great guy and his knowledge base is incredible and growing daily, Mitch trusts him to run many of the investments himself. That's a pretty substantial compliment from Mitch, that means he can count on Jason and rightfully so. We're fortunate to get to meet yet another person in Mitch's highly successful team. There's a lot to learn and if we keep surrounding ourselves with knowledgeable people, willing to help us out, we'll be on the right track much faster than if we had to go it alone. So make sure you're paying attention, there will be some pretty big lessons this week and they will come pretty fast and furiously. Closing time on Monday, July 9th...

Another day down, and another day closer to my goal. Everyday I learn something new, even if it seems small or insignificant, in the long run it will prove to be worth its weight in gold. We're still working on the building blocks that are essential to my future success. Right now I'm in the conceptual period (at least that's what I call it!) where I understand the concepts and theories to some degree, but as yet I am not quite ready to put them into action. But I'm continually exposed to new ideas on a daily basis and when I am ready to put them to the test, I'll be hell on wheels, because I'll have a strong knowledge base to draw from and a powerful support network of mentors and peers. I'm in a good position and as long as I can remain patient and diligently work towards my goal, I'll get there. Today I got the news on the red brick house, the deal is off. Apparently the house was foreclosed on and was sold out from under me. Oh well, bridges burned and lessons learned, we'll move on to the next deal. I can't say that I'm not disappointed, because I wouldn't be telling the whole truth. I was looking forward to something good happening and making some money, but I really wanted to impress Mitch and Joe by taking the initiative and landing my first profitable deal. That part hurts more than the rest, wounded pride perhaps or just great admiration for two guys that are helping me out and a genuine interest in earning their respect. I'll find another deal and make it happen another day. I got to talk to Mitch today and he's going out of town for a week or so down to Mexico for a little fun in the sun. He deserves it, so I'm happy for him and I hope he can relax and enjoy his time. He did leave me with a pretty healthy list of things to do, so I certainly won't be cooling my heels this week. I wish a felt a little better and had more energy, it would make even the most mundane tasks infinitely more manageable. I'll serve my time with this sickness and move on and not take for granted the times I enjoy with good health. Tomorrow I hope to meet with Jason Stephen and get a chance to check out some more of Mitch's houses in the rehab process. It should prove to be an educational and entertaining day and I'm looking forward to it. Good morning, still ill, but feeling better...

Good morning all, hope you had a restful weekend and are ready to get started again. I'm still sick, looks like it's going to take a while to get over this stuff, but I'm feeling better than when I started. Quick update: my computer is still down, my cell phone is irreparably damaged and I still don't have a payoff amount on the red brick house, and I' m still sick as I mentioned earlier. So my circumstances have not changed all that much in the last 48 hours or so, but I'm much more positive than I was before. I feel quite certain that I will get the payoff amount today and we will be able to move forward with the deal (if it's a good one still) and that will be exciting...I need the confidence booster, I need something good to happen for a change and I could sure use a little extra money. Like many of you, I run out of paycheck long before I run out of month. A problem I hope to remedy soon. I hope to get with Mitch today if he has time and discuss a few things, like the red brick house and of what a letter to an abandoned home's owner should consist. I'm anxious to get things started and get moving again. Last week was an anomaly for several reasons, I'm going to try to get things back on track this week and hopefully have a happy ending for all the issues currently plaguing me. The weekend is here, time for some needed rest...

Sorry today and yesterday weren't all together terribly exciting, I'm feeling quite a bit under the weather and with all the technical difficulties plaguing me over the last few days, it's just been tougher than normal. I hope to rest up over the weekend, take my antibiotics and drink plenty of fluids (that's for you mom) and hopefully get to feeling better by the start of next week. Still no word on the red brick house, I don't know what the deal is exactly, but I suppose we'll move on for now and just forget about it. If it happens it happens, if not, no big deal. I can't waste anymore energy or confidence on a deal that may or may not come through...I have to focus on the positive and put my efforts behind continuing my education and working towards a new deal. I mentioned earlier that there was another property of interest in my neighborhood. I scouted the area a bit, got the address and looked it up on BCAD (Bexar County Appraisal District) and found the name of the owners and the square footage. Now I have the basis for a CMA and a viable lead on contacting the owners. I was unable to track down a phone number online (at least not for free) so we'll try another method, writing a letter to the address and see if it gets forwarded to the owner. There are other methods to be sure and we'll explore those as necessary, but you can read my previous blog for a link to an article all about finding the owners of abandoned properties. Well that's all for now, I'm turning in early, I saw the doctor today and he confirmed my suspicions, I have a sinus infection and it's taking a lot out of me. It's Friday once again...

Good morning all, hope you had a restful evening. I wish I could say I did, but that painfully was not the case. I worked on getting my computer back up until around midnight (it's still down by the way) and then when I finally went to bed, my throat was so swollen and I was so uncomfortable that it was nearly impossible to fall asleep. Oh well, we all have days/nights like that...I've just had a whole week like that, next week will be better. Besides, if you never had hard times, how could you ever truly appreciate the good times. Well today, I've been promised, is the day I will receive the pay off amount for the red brick house and we should know today whether or not we're moving forward with said house. After the week I'm having, I sure could use a little good news today. In the meantime, driving home the other day I found a house that appears to be abandoned and some disrepair. Now what I have to do is track down the owner of the house and then make an offer. If it works out, that would be great, the house is in my neighborhood so I could easily keep an eye on my investment. Another day down...

Sorry today wasn't very eventful, my computer has been down all day (still down in fact) but I hope to have it up and running tomorrow. I did hear from my guy that has the red brick house, but unfortunately he does not yet have the final numbers on the house for sale. The person he's borrowing the money from has been out of town (comes back tomorrow) so he was unable to get the loan payoff amount...the amount I need to know to convey to Mitch to get this deal wrapped up, one way or another. So tomorrow it would appear, will be the day we will finally know if I have my first deal or not. I'm on pins and needles and anxious to know how this will turn out...sorry to keep stringing you along. Tomorrow I hope to get with Mitch and check out some more of his houses and get some more advice. This week has been a little messed up because of the holiday so things are a little out of sink...and I've got a sore throat and feel like, well not good. I hope everyone enjoyed their Independence Day yesterday...I'm looking forward to my own personal Independence Day when my real estate investing career gets to that level. It's Thursday morning and today I hope to get the final details on the red brick house so we can move on with it or move on from it. I also hope to gain some more knowledge and education today in the arena of contracts (if I get to put an offer on the redbrick house) and better understand how all that works. It's exciting and I hope things go well, but as I said before this is a big city with lots of houses and there will be other deals if this just doesn't work. My computer is still down, but I hope to get it fixed today and back up soon. We don't realize how much we take them for granted until they stop working...then you quickly understand how important they are and what a huge chunk of our time and life are consumed by their use. So, hopefully I'll get it back in shape and it won't cost me an arm and a leg and I won't have lost anything I need. Hope you enjoyed your Indepedence Day...

The Fourth of July is wrapping up and I'm turning in early. My computer bit the dust today and I can do no more (I'm on my brother's laptop now) hopefully tomorrow the geek squad or somebody can fix it up for me so I can get back in business. Also, hopefully I haven't lost any of my information, we'll see tomorrow. Cross your fingers. I'm still waiting to hear the final numbers on the red brick house, my seller didn't have the payoff amount for me today since it was a holiday. He says he'll have it tomorrow, when I get it I'll relay that info. to Mitch and we'll follow his advice. Today was a rough day for me, my computer crashed (completely) and my throat is starting to hurt, I hope I'm not getting sick. Then my son hit his little mouth on the coffee table and made his gums bleed...it broke my heart. He's fine now, but I'm not sure I am, I can't handle my boy getting hurt. Anyway, tomorrow will be better and I hope to get a lot accomplished and further advance my knowledge and work towards my first deal. Another exciting day in the books…

Today I learned so much and got to experience so many new and exciting things, I don’t even know where to begin. Joe taught me about Sandwich Lease Options (I’ll post it on the site as soon as I can) and what an awesome idea that is, very creative. If you can follow along and understand, you’ll see the immeasurable potential of such a method. If you have questions, ask Joe in the discussion forum and he’ll gladly answer you right away. Also today, I got to take Mitch to the house that could be my first deal (we’ll call it the red brick house) and he had some ideas for me. He told me that I should checkout other houses in the neighborhood that are selling for what we hope to ask for the house so that we can compare apples to apples on things like flooring, carpet, counter tops and so on. That’s what I’m working on, I’ve taken virtual tours online and made several phone calls but have not been able to get into one as of yet. So we’re closing in on the decision of whether or not to make an offer, so I’ll keep you posted…but it’s terribly exciting to me! And last but not least, we got to see the house on Lullwood that Mitch plans to buy and does he ever have big plans for that house. You have to watch the video to get a grasp of the vision that Mitch has for that little house. It’s unbelievable the things he wants to do and in the short time they will be done. He will nearly double its current value after making the repairs and rehabs, I can’t wait to see it when it’s finished. Well the information is coming fast and furiously now, this is when things are starting to heat up and I love being right in the thick of things. We’re cooking with fire now. A new day and a new way, to make money…

Today I’m going to learn a little about sandwich lease options from my mentor Joe Ponce. He’s a very creative guy with a penchant for finding deals in just about any niche. So I’m looking forward to that conversation. Also today, I’m hoping to rendezvous with Shannon and get her CMA on my potential deal and then talk with Mitch about moving forward or backing off. It’s an exciting proposition either way, and I think I’m starting to learn more and understand the process a little better. I’ll keep you posted on that one. I ordered my BizPlan last night from www.WealthAddress.Com and I’ll show you how easy that was, hopefully this morning. So I should get that in a day or so and get to work filling it out and then hit the streets with it to hustle up some money for investing. With any luck this week, and things don’t get too busy for Mitch and his crew, hopefully we’ll get to take a look at the houses I was talking about yesterday that are in various stages of the investment process. Closing time yet again…

As another evening winds down, we prepare ourselves for the coming day. Today we got a chance to sneak a peek inside the house that could potentially become my first deal. Mitch asked me to get with Shannon and see if she wouldn’t mind doing a CMA for me and so we’ll check back in with her tomorrow and see what she came up with. We’ll keep our fingers crossed that it’s a great deal and fits Mitch’s criteria. I would love to get my first deal under my belt, it will work wonders for my confidence…not to mention my wallet! But if it doesn’t work out, then it wasn’t meant to be, San Antonio is a huge city with many, many houses to choose from, there will be other deals. Thank you Mitch for your advice on this property so far and for you continued advice on all things real estate and life in general. You see, Mitch and I have long conversations a couple of nights a week after work and even though real estate is the main focus, I always manage to get some philosophy of life advice totally unrelated to real estate. He will plant little pearls of wisdom in my mind that I store away and build upon. I’m trying to talk him into to letting me record some of those conversations, they’re very enlightening…but I don’t want to put him on the spot, beneath his humorous exterior he’s really quite humble about most things and I’d hate to make him uncomfortable, but we’ll see. Anyway, it’s been great so far and I see a bright future ahead. I believe it won’t be long before Mitch starts moving me in the direction of having a strong, professional internet presence…quite possibly the only way to remain competitive in today’s stiff markets. I’m looking forward to that as it will provide me with another avenue for education and for success in my career. You will definitely want to pay attention to those lessons as you will probably never be able to break out of the minor leagues without the internet. Tomorrow I hope to get with Shannon about the CMA, Mitch about the deal and perhaps get a chance to check out some of Mitch’s properties. Hopefully it won’t be too rainy tomorrow, we’ll have to wait and see. Well have a great night and we’ll be back at it bright and early tomorrow. Good Monday morning…

It’s good to be back, I mean don’t get me wrong, I love the weekend, it’s a time for me to recoup and spend some much needed quality time with my wife and son. It’s a time for me to reflect on the week prior and prepare for the week to come. I hope you all had a restful weekend as well and are ready to get back after it! Today I hope to finally purchase my BizPlan and get busy filling it out. And I also got caught up on my assignments, so I look forward to discussing those with Mitch. I’m excited about what this week holds in store. I feel like we’re really moving towards something bigger and I can’t wait. I understand the importance of a strong foundation and that understanding some basic principles now is essential to my future success, but a part of me says let’s do it!
I’m glad I have the guidance of my mentors to keep me from rushing into anything unprepared or ill-informed; they are doing an excellent job of keeping me well grounded. This is a business after all and not some get rich quick scheme. This takes time, effort, education and a lot of hard work. Anyone who tells you otherwise is selling something. I think it’s important to understand those notions I listed above, it will keep you in the trenches and pushing ever forward. It’s easy to get disheartened or even disenchanted when things move slowly, but the old adage “good things come to those who wait” wasn’t coined for nothing. This week should prove to be an informative one full of insider information and glimpses into the inner workings of a successful real estate investor. Mitch said he will invite me out to several of his houses so that I might see the investment process in its many different stages. I think the big three he’ll be showing me are 1) buying a property (and the preparation preceding) 2) rehabbing said property and 3) selling a property once all is completed. That I think is something that will prove to be immeasurable in value, because it’s the stuff you don’t get to see. It’s almost akin to a magician inviting you back stage to see how he performs a certain set of tricks. I know that the experience level that both Mitch and Joe possess far exceeds my understanding. Much in the way a magician wouldn’t dare show you the workings of a complex trick until you could understand the basics, Mitch and Joe will not disclose to me any deal that’s too complex for similar reasons. When I’m ready, more secrets of the craft will be revealed and not a moment sooner. It’s kind of like teaching a child calculus when he does not yet know how to add or subtract, you must have the building blocks in place before anything else makes sense. So that’s what we’re doing, laying the foundation and increasing my knowledge of the basics and when I’m ready, they’re going to turn me loose on the world!
